As a Real Estate Operations Specialist, you will play a key role in transforming properties into high-performing assets. With your keen eye for market trends, budget management, and on-the-ground leadership, you’ll directly impact the profitability and success of our portfolio. Key Responsibilities:

• Lead property leasing activities by being the driving force behind ensuring every unit is filled quickly and efficiently at your assigned properties.
• Perform detailed market analysis and use data-driven decisions to improve occupancy rates and maximize rent potential.
• Oversee bids for services and manage operating expenses, ensuring properties stay within budget while delivering top-notch performance.
• Implement actionable strategies to boost property performance and increase Net Operating Income.
• Provide ongoing, transparent reporting to the Asset Manager to keep all stakeholders informed about property metrics and performance.
• Assist with website development and online marketing to enhance property visibility and attract tenants.
• Prepare financial analyses, help with budgeting, and ensure resources are efficiently allocated.
• Build a strong team on-site, ensuring a smooth transition and continued success once you complete your assignment.
• Partner with the Asset Manager on due diligence efforts and property transactions to support MWF Properties’ growth strategy.

Qualifications:

• A Bachelor’s degree in Finance, Real Estate, Accounting, or a related field.
• 1-2 years in real estate development/asset management, OR, 3 years of experience in tax credit property management
• Strong organizational, communication, and problem-solving abilities.
• Financial modeling expertise and the ability to quickly adapt to new challenges.
• Excellent analytical skills with a high attention to detail.
• Proficiency with MS Office and the ability to use data to drive decisions.
• A driven, proactive mindset that seeks out opportunities for improvement.
• Collaborative and team-oriented attitude with the ability to work independently when needed.

Working Conditions and Travel Expectations:

• Must be open to consistent temporary relocation to assigned property(s) in Minnesota, Iowa, and Illinois.
• Majority of job performed on-site at apartment complexes as assigned. Frequent use of personal computer, facsimiles, copy machines and other office equipment.
• Asset Manager may modify requirements.
