Job Description
We are looking for a rock star Leasing Manager at Boxcar Apartments! Our newest luxury lease-up community (174 units)!
Responsibilities include:
· To carry out all duties and responsibilities specifically assigned by the Property Manager and Area Manager.
· Interview prospective residents, qualify them by their needs, and input their information into the computer on a guest card
· Accompany prospective residents to community ready vacant units, helping them in their decision making by selling the benefits and amenities of the community.
· Follow-up promptly with all phone, online, and walk-in leads.
· Be able to proactively and professionally ask for leasing commitment from all qualified prospective residents
· Qualify prospective residents; verify applications, credit information and previous rental history. Prepare lease and move-in documentation and all related paperwork.
· Collect all rental payments and fees due at move-in.
· Promote a positive and proactive approach to resident relations and service.
· Walk and inspect amenities, tour route, and ready vacant units on a daily basis confirming all is ready.
· Assist in the planning and hosting of resident events and marketing initiatives.
· Maintain knowledge of the apartment marketplace through regular competitive property visits and inspections.
· Audits records and files to identify dates requiring administrative action such as lease expirations, renewals, rent increases, delinquent accounts, evictions, and other time sensitive issues.
· Assists in the marketing of available apartments by updating digital, print, and other marketing material. This includes community outreach marketing.
· Assists the maintenance staff in scheduling repairs in response to service requests from residents as well as inspecting and approving market ready apartments.
· Creates a maintains a positive environment for residents that includes providing services and planning and hosting resident events.
· Prepares and implements a marketing plan for the property each year. Develops and implements resident retention, marketing and advertising program.
· Assist in preparation of annual operating budget; submits regular reports on property status such as variance and occupancy reports. Is responsible for maintaining budgeted occupancy levels at approved rental rates.
· Assist in completion of Deposit Accounting for past resident move-outs and cancelled/denied applicants in a timely manner and per lease stipulations.
· Assist in generation of lease renewal proposals and offers according to budgeted renewal increase parameters. Submit to supervisor for approval in a timely fashion. Required to send lease renewal offers to residents in accordance with the terms of the lease agreement.
· Assist in completing payables in Yardi, which includes coding and approving invoices in a timely fashion and as directed by supervisor.
· Assist in achieving the highest possible NOI through effective cost control while maximizing revenue.
Background:
· Experience with Yardi, RENTCafe and RENTCafe CRM IQ required.
· Background in apartment industry required with at least 2 year experience. Experience may be in the following roles: Leasing Consultant, Leasing Manager, or Assistant Manager. Lease-Up Experience Required.
