WORK AREA: Entire facility and grounds
PURPOSE: The purpose of this position is to implement facility maintenance in an efficient, cost-effective manner to safely meet residents needs in compliance with Federal, State and local regulations.
REQUIRED DUTIES: Cares, maintains, and repairs institutional property, equipment, and grounds. Must have a working knowledge of boilers, compressors, generators, motorized machinery, and mechanical, electrical and plumbing systems. Must be able to read and follow building codes, blueprints, ordinances, and other local, state, and federal laws. Excessive bending, stooping, walking, and lifting is required. Must be able to lift up to 100 lbs., must be able to lift 100 lbs. waist high.
REQUIRED DUTIES: Cares, maintains, and repairs institutional property, equipment, and grounds. Must have a working knowledge of boilers compressors, generators, motorized machinery, and mechanical, electrical and plumbing systems. Must be able to read and follow building codes, blueprints, ordinances, and other local, state, and DUTIES AND RESPONSIBILITIES:
- Responsible for maintenance and preventive maintenance program on all equipment.
- Responsible for upkeep of building and all equipment.
- Responsible for any painting, plastering, refinishing, carpentering, or any similar work that may need to be done.
- Responsible for any duties to do with electricity, if capable and trained to do so, and if the job does not require the services of a trained electrician.
- Responsible for the care and use of supplies and maintenance of equipment used in performing duties.
- Coordinates work of department with other departments to minimize interruptions of resident care and normal business functions.
- Inspects building and equipment regularly for compliance with local and state codes.
- Advises and consults with administrator on maintenance and repair needs.
- Keeps a daily log of work performed and is responsible for logging specific duties (such as generator and dryer).
- Is on call for emergencies and is available at all times by telephone.
- Attends staff meetings, and any committee meetings as requested.
- Keeps maintenance room neat and orderly.
- Inspects all equipment and systems regularly for proper functioning and safety.
- Supervises and/or assists any outside contractors who may perform services for the facility.
- Runs errands concerning maintenance or facility related needs.
- Checks wheelchairs, geriatric chairs, lights, side rails, hand rails, heating and air conditioning units on routine basis.
- Checks water temperature in resident area routinely.
- Test runs emergency generators weekly and keeps log of same.
- Keeps parking lot and grounds free of litter and debris.
- Keeps walkway free of debris and ice or snow in inclement weather.
- Hang pictures.
- Completes a preventative checklist daily and weekly.
- Performs heavy duties such as scrubbing or buffing if requested.
- Changes light bulbs, filters, etc. as needed.
- Responsible for weekly eye wash station checks.
- Responsible for monthly fire extinguisher checks.
- Responsible for plumbing repairs unless plumber needed.
- Reports safety hazards promptly.
- Performs any service which is a reasonable request of the Supervisor.
PERSONNEL SPECIFICATIONS:
Ability to plan and carry out programs of repair and preventive maintenance duties.
Knowledge of supplies and equipment, their uses and care.
Some prior experience in maintenance, specifically plumbing, electrical and air conditioning unit maintenance.
Knowledge of safety regulations as set forth by DHEC.
