What are the responsibilities and job description for the Occupancy Specialist (Section 8) position at Nationwide Housing Management?
We are an Affordable Housing Management company seeking a Certified Occupancy Specialist for our project-based section 8 portfolio. This is a temporary position with the ability to convert into a full-time position. The position is based out of our corporate office located in Audubon, New Jersey.
Duties & Responsibilities:
- Must be a Certified Occupancy Specialist.
- Processes annual and interim certificaitons for tenants based on income and household composition in accordance with HUD 4350 regulations.
- Performs calculations of medical expenses, assets, and all sources of income.
- Prepares and sends out annual recertification packets and letters to tenants.
- Calculate tenant rent payments, housing assistance payments, and processes interim & annual re-certifications.
- Ensure all re-certifications are finalized in management software (We use RealPage OneSite)
- Maintains and updates tenant files.
- Contacts and follows up with tenants to ensure timely processing of certifications.
- Works with manager to ensure tenants remain in program compliance.
- Performs related duties as required by management.
Job Type: Temporary
Pay: $22.00 - $25.00 per hour
Expected hours: 16 – 24 per week

- High school or equivalent (Preferred)
Experience:
- Section 8: 2 years (Preferred)
License/Certification:
- Driver's License (Required)
- Certified Occupancy Specialist (COS) Certificate (Required)
