Maintenance Technician I
Salary $18.00 - $21.00

POSITION SUMMARY:
Responsible for assisting with inspections of apartment units to ensure dwellings meet UPCS and NSpire standards, as well as State, City, County and local codes. Works with UPCS Inspector to ensure that preventative maintenance occurs on all properties. Multi-skilled and knowledgeable in general assessment of repair needs; must be resourceful; will perform various duties that are of average difficulty in HVAC, electrical, plumbing and carpentry repair and maintenance; will do general preventative maintenance upkeep of several separate buildings.
RESPONSIBILITIES:
- Attends and assists UPCS Inspector in conducting quarterly housing unit inspections, including common areas, for repairs needed, replacement of smoke alarm batteries and AC filters.
- Researches and responds to inquiries regarding UPCS, NSpire, Preventative Maintenance and other inspection related matters.
- Performs preventative maintenance tasks as scheduled and/or schedules vendors as needed and directed by UPCS Inspector or Facilities Manager
- Participate effectively within and across teams to solve issues and deliver quality services to residents, team members, and owners/agents.
- Accurately reports all inspection results to the Property Management Team and UPCS Inspector.
- Works with UPCS Inspector to maintain all safety, licensure and preventative maintenance schedules for property sites.
- Assists in the general maintenance of all NAC facilities, maintaining curb appeals of property, ensuring common areas are in a clean and inviting condition.
- Completes all assigned work orders and maintenance assignments within required time, adhering to NAC Standard policy.

EDUCATIONAL REQUIREMENT:
- High school diploma or GED
WORK EXPERIENCE/SKILLS REQUIREMENT:
- Basic apartment maintenance knowledge or 1 year in apartment maintenance
- PC literate and able to effectively use MS Word, Excel, Outlook and hand-held electronic devices
- Ability to communicate through Smart Phone applications
- Strong interpersonal skills with an ability to work effectively with a wide range of people, teams, managers, supervisors, and vendors.
- Demonstrate excellent written and oral communication skills.
- Excellent customer service skills.
- Experience in working with the Native American population preferred, understanding ethical boundaries necessary to work in the environment of recovering Native American substance abuse facilities.
- Must demonstrate critical thinking, problem- solving and organizational and time management skills.
- Ability to work independently and complete daily tasks
- Must be able to work well with others in a team approach.
- Possess and maintain a valid Arizona driver’s license, good driving record, reliable transportation and meet all insurance requirements
- Knowledge of local building codes, construction methods and housing systems preferred
PHYSICAL FUNCTIONS:
- Able to stand, bend or kneel for long periods.
- Able to climb (ladders, etc.).
- Able to lift 60 lbs. Or more.
- Able to reach above shoulder height.
- Able to crawl on any type of surface.
- Operate in an outdoor or maintenance shop environment
