POSITION TITLE: General Maintenance WorkerCLASSIFICATION: Non-ExemptDEPARTMENT: Employee Housing SUPERVISOR: Housing ManagerDATE REVISED: February 2024Position Summary: Under direct supervision of the Housing Manager, accomplishes the tasks and projects assigned to provide a safe and highly functioning house (inside and out) for employees of Sage Memorial Hospital. Contributes to the strategic objectives by planning and organizing the assigned functions required to operate and maintain departmental activities and services. Incumbent is expected to perform most work in an independent manner. Maintains confidentiality of all privileged information.This list of duties and responsibilities is illustrative only of the tasks performed by this position and is not all-inclusive.Essential Duties & Responsibilities: • Perform duties to ensure a positive housing experience for SMH employees, guests, contractors, and vendors.
Extended hours and irregular shifts may be required. Works inside and outside and is subject to all types of conditions from clean, well-lighted and heated interior to unheated, dark, dusty crawlspaces, noisy, dirty and smelly areas. Occasionally is required to work outside in bad weatherand possibility of working in hazardous areas.
- Perform manual labor as needed to maintain hospital facility and residential campus.• Perform preventive maintenance on buildings and residential units.• Maintain a safe work environment.• Maintain and repair gas and steam heating systems.• Clean boiler and auxiliary equipment. Inspect and repair safety valves, regulators, Automatic control mechanisms, water columns and pumps.• Complete jobs requested by work orders in a timely manner.• Operate power equipment such as pipe cutter/threader, power vice and rotor-rooter.• Maintain and repair sewer lines.• Repair floors, floor covers, ceilings, walls, partitions, cabinets, window and door sashes, casings and related hardware, sidewalks, steps, guard rails, etc., by grouting, patching, and/or removing damaged or unserviceable parts and replacing with an identical/similar/substitute parts, cutting of keys when needed.• Touch up or repaint soiled or damaged painted surfaces, including interior/exterior trim,framework, walls, ceilings, floors, cabinets, doors, etc. Use brush and rollers to apply standard paints that have been tinted or mixed and oil, alkyd, and varnishes.• Check malfunctions of various electrical equipment such as thermostats, small equipment,transformers, motor, lighting ballasts.
