Job Summary: Regularly performs the full range and scope of maintenance and housekeeping services that include but not limited to the upkeep of buildings grounds fixtures equipment NEXCOM Hospitality Group NHG guest rooms public spaces etc. Assignments include simple painting plumbing carpentry electrical repairs maintenance using various equipment etc. Takes initiative to ensure all aspects of the facility are working correctly.
Duties and Responsibilities:
- Performs work in at least two of the following trades in the maintenance and repair of buildings and related fixtures. Maintains work order log and
- Plumbing: Makes basic plumbing repairs to sinks, faucets, commodes, tanks, urinals, P-traps, shut-off valves on washing machines and water supply which can be accomplished by removing, cleaning, resealing, replacing defective parts or units, installing water heaters, garbage disposals, faucets and sinks.
- Washer/Dryer repair: Performs routine maintenance on washers and dryers to include cleaning lint ducts and vents, replacing hoses and fittings as required, and referring more complex problems to supervisor for action.
- Heating, Ventilation and Air Conditioning (HVAC): Recognizes the cause of faulty equipment and assists making repairs on a variety of HVAC units as appropriate.
- Electrical: Recognizes and reports electrical problems making repairs as appropriate. Replaces fluorescent and incandescent ballasts, bulbs and
- Carpentry: Measures, cuts and constructs or repairs wood or wood substitute items. Conducts basic carpentry repairs such as repairing or replacing screens; window and door frames; molding and trim; and repair and replacement of drywall or similar products.
- Painting: Preparation of areas and standard coating methods such as brushing, rolling and spraying and ensure surfaces are fully coated, protected
- Responsible for a variety of semi-skilled and unskilled tasks involving standard methods related to the operation and maintenance of facilities.
- Work assignments (completed and in-progress) are spot-checked on a daily basis via documented inspection reports to assure that work practices, techniques, records, and other functions are technically accurate and in compliance with instructions. Recurring assignments (e.g. follow up on maintenance requests reported by guests, housekeeping, or front desk) are carried out independently without specific instructions.
- Minimum two years of experience with demonstrated skill in two areas (Carpentry, Plumbing, HVAC, Electrical, Painting). Knowledge in the applicable combination of trades sufficient to perform the duties of the position.
- Knowledge of safety and environmental rules and regulations concerning procedures, tools, mechanical and electrified equipment, commonly used chemicals and basic safe work practices is required.
- Complete all required safety/security training.
- Required to do considerable standing, bending, walking, pushing, pulling, and climbing. Must have ability to perform moderately strenuous physical labor as unassisted lifting, moving, and carrying of supplies and equipment weighing up to 45 pounds (100 pounds assisted) is required. Must be able to climb/descend stairs and ladders, stoop, bend, kneel and work in uncomfortable positions.
- Work involves normal risks or discomforts associated with property operations, facility management, and/or mechanical systems. Work is performed both indoors and outdoors with potential exposure to extreme weather or temperature conditions. Occasional exposure to dusty or dirty conditions exists when visiting rooms or facilities undergoing repair, maintenance, or renovation. Personal Protective Equipment (PPE) is provided
- Incumbent is expected to perform daily work on own initiative and carry out assignments in accordance with DOD and Navy regulations. Situations involving unfamiliar problems not covered by instructions are referred to the supervisor for resolution.
- Typically employee uses routine instructions and work methods that are common to the trade and may be general in nature. Where available the incumbent will rely on blueprints, manufacturer's instructions, manuals, and maintenance specifications.
- May be required to possess a valid state driver license, as travel to other facilities may be required within the normal scope of duties. Applicants will be notified when this is a requirement for appointment.
- This position is subject to the possibility of workdays on weekends and holidays, as well as, rotating shifts, often consisting of other than normal duty hours. May be recalled to duty and/or required to work overtime, including on an emergency basis.

GENERAL EXPERIENCE One year of experience that provided the applicant with knowledge of general maintenance practices involving the upkeep of buildings grounds fixtures equipment etc.
SUBSTITUTION OF EDUCATION FOR EXPERIENCE One year of high school education may be substituted for 3 months of general experience up to a High School Diploma or GED for one year of general experience.
SPECIALIZED EXPERIENCE Three years of maintenance work in involving painting plumbing carpentry and electrical repairs.
PHYSICAL REQUIREMENTS Standing stooping bending kneeling climbing and work in tiring and uncomfortable positions. Frequently lifts and carries material weighing up to 50 pounds
