Job Description

Under the direction of the Facilities Manager, perform a variety of duties in support of the Facilities Department. Responsibility includes a mix of direct manual labor and supervision of vendors, technicians and contractors who provide facilities related services. Assures tasks are followed through to completion accurately, timely and professionally to ensure prompt service to internal and external customers.

Essential Duties & Responsibilities

  • Maintain buildings appearance; perform daily walk-arounds inside and outside to ensuring the professional appearance of all customer and non-customer areas.
  • Completes scheduled inter-office courier and mail delivery.
  • Point of contact for EV charging station and settings up employees access as needed.
  • Stock all kitchenettes at Needham Bank Home Offices including Boardroom kitchen on a daily basis.
  • Travel to multiple locations throughout the day or week to complete assigned work orders or tasks.
  • Perform basic, painting, patching, and hardware repairs and other related tasks.
  • Remove snow and de-ice walks; pick up debris and trash around properties, clean entrance glass and windows.
  • Provide mowing, weeding, small plantings to Needham Bank Home Office Campus and Branches.
  • Provide quick response as a point of contact for building maintenance issues, including landscaping and snow removal.
  • Communicate to the Facilities Manager of all concerns and observations regarding repairs, replacements, or additions of facilities equipment and building components.
  • Track all assigned tasks to completion and communicate progress to facilities staff.
  • Assist with shipping/receiving activities of bulk deliveries.
  • Respond to building related issues and emergencies during business and non-business hours as needed.
  • Operate a wide range of equipment from hand tools, to drills, saws, and other maintenance equipment as needed.
  • Regularly assess the buildings grounds for safety and security issues.
  • Solicit proposals from contractors for various assigned tasks, obtain approval for purchases and services orders and picks up supplies.
  • Maintain all storage, mechanical, electrical, sprinkler rooms in designated areas in neat and orderly manner.
  • Assist Manager in the distribution of parking permits for Needham Bank Employees.
  • Assist in reviewing current SLAs and that proper service is being provided.
  • Maintain vendor management records.
  • Complete preventative maintenance tickets(requests) as assigned.
  • Perform additional duties as requested, needed, or assigned.

Required Experience

JOB REQUIREMENTS

  • Working knowledge of maintenance and facilities operating procedures.
  • Highly self-motivated and able to work independently without close supervision.
  • Ability to troubleshoot facilities equipment and to communicate possible solutions to supervisor.
  • Ability to effectively work with colleagues on multiple projects simultaneously, managing time and resources to ensure work is completed efficiently and within established timeframes.
  • Possess strong communication skills.
  • Demonstrates and promotes high ethical standards and behaviors.
  • Maintain a professional manner at all times.
  • Fluent in written and verbal English communication skills.
  • Valid Massachusetts Drivers License.
  • Ability to occasionally work nights and weekends.

Education & Experience

  • High School Diploma or equivalent
  • Minimum 3 years experience in a facilities related capacity

  • Stoop, kneel and crouch occasionally
  • Walk and climb stairs
  • Ability to properly use a ladder to be exposed to heights
  • Listen and verbally communicate with others
  • Perform tasks that require reaching and liftin
  • Regularly properly lift and move items up to fifty (50) pounds
  • Ability to operate a motor vehicle to travel between branches
  • Be available for evening/weekend work related assignments
  • Work involves moderate exposure to weather and extreme temperatures
