What are the responsibilities and job description for the Junior Lender/Loan Administration Assistant position at Neighborhood Lending Partners, Inc.?
JOB SUMMARY: Works in partnership with President and NLP staff with business development strategy and coordinates with underwriters in the underwriting of loan packages and due diligence for loans submitted to NLP’s 30 member banks and other respective loan committees. Responsible for presenting loan requests to member banks and responding to questions to successfully obtain buy-in and approval. Works in partnership with Vice President/Loan Administration Manager and NLP attorney to negotiate loan documents with borrowers and close loan transactions. Assists SVP in NLP’s efforts to raise capital for the Low-Income Housing Tax Credit Pool, its primary source of funding capital for affordable housing deals.
ESSENTIAL FUNCTIONS:
Loan Production and Business Development
· Participate in customer and prospect solicitation to develop affordable housing and economic development lending opportunities across the State of Florida and identifies products to address the unmet credit needs of NLP’s target population.
· Participates in community outreach activities with developers, banks, equity providers, local governments, and non-profit organizations that serve the needs of low-income residents to promote the company’s programs and services.
· Reviews new loan requests to evaluate feasibility. Also responsible for loan structuring and pricing to ensure company profitability.
· Manages loan presentations and recommendations to the President, NLP member banks, and various Loan Committees.
· Prepares and negotiates commitment letters with borrowers in partnership with NLP Attorney.
· Manages approved loans through the closing process.
· Negotiates loan documents with borrowers in partnership with NLP Attorney and Vice President/Loan Administration Manager.
· Represents NLP and speaks when invited to openings and other affordable housing events.
· Works in partnership with NLP staff to communicate the social impact of NLP’s work through presentations and stories.
Underwriting
· Responsible for analysis to ensure that properties meet occupancy and other stabilization requirements when loans convert from the construction to permanent phase; manages conversion process with Vice President/Loan Administration Manager, NLP attorney, borrower and borrower attorney.
- Assists with loan extensions and modifications when necessary.
Capitalization
· Assists in NLP’s efforts to raise capital for the Low-Income Housing Tax Credit Pool, its primary source of funding capital for affordable housing transactions. Includes solicitation of existing and new member banks, completion of proposal and other materials to secure investment, and review of Loan Operating Agreement in partnership with NLP attorney and Vice President/Loan Administration Manager.
· Participates and supports the President in the retention and expansion of member banks by assisting in bank calls and other member marketing and business development activities.
Portfolio Management and Credit Quality
· Accountable for overall quality of loans originated to include geographic risk, borrower risk, product risk and overall portfolio risk, etc.
· Works in partnership with NLP staff to monitor construction progress and resolve any issues with borrowers.
Product Development
· Assists President/SVP in reviewing product offerings to ensure that they are consistent with the organization’s mission.
· Assists President and other staff in identifying funding sources and developing funding proposals to support product offerings and mission.
Qualifications
· Bachelor’s Degree in Business Administration, Accounting, Finance or equivalent in training or experience.
· 10 years experience in Commercial Real Estate lending in commercial banking to include experience with multi-family and single-family construction and permanent lending.
· Experience with affordable housing programs with expertise in local, state and federal housing programs – preferred.
· Excellent sales skills and business development expertise with proven track record building loan portfolios.
· Strong credit background.
· Familiarity with the State of Florida market and awareness of State activities.
· Excellent interpersonal, verbal, and written communication skills.
· Proficiency with MS Excel and Word.
· Must be detail oriented.
Salary : $70,000 - $90,000
