Property Manager Job Responsibilities:
· Maintain property rentals by advertising and filling vacancies, negotiating and enforcing leases, and maintaining and securing premises.
- Establish rental rates and calculate overhead costs, taxes, depreciation, and profit.
- Advertise vacancies to attract tenants, obtain referrals from current tenants, and explain the advantages of location and services.
- Negotiate leases, secure contracts from tenants, and collect security deposits.
- Collect rent, prepare an annual budget, schedule expenditures, and correct variances.
- Maintain properties by investigating and resolving tenant complaints, enforcing occupancy rules, inspecting vacant units and completing repairs, planning renovations, and contracting with landscaping services.
- Secure the property by contracting with the security patrol service, installing and maintaining security devices, establishing and enforcing precautionary policies and procedures, and responding to emergencies.
- Enforce occupancy policies and procedures by confronting violators.
- Prepare financial reports by collecting, analyzing, and summarizing data and trends.
- Reach organization goals by owning new and different requests and exploring opportunities to add value.
Work Hours and Benefits: Must be on-site Monday through Friday from 8 a.m. to 5 p.m. and must be available for after-hour unit showings or travel.
Property Manager Qualifications and Skills:
· Ability to communicate effectively with property owners, vendors, and tenants.
- Strong negotiating and interpersonal skills for handling conflict resolution.
- Familiarity with applicable local, state, and federal laws and regulations.
- High level of organization and attention to detail.
- Financial skills, such as budgeting, accounting, and analysis.
- Sound judgement and decision-making skills.
- Great customer service and team management skills.
- Experience in marketing and advertising for a similar brand.
Education and Requirements:
- Bachelor’s degree or equivalent experience preferred
- 3-5 years’ experience in real estate or sales
- 1-3 years of management experience is a plus
Job Types: Full-time, Contract
Pay: $48,326.00 - $50,869.00 per year
