The opportunity: The Real Estate Services Intern will assist with the coordination of the acquisition, management or disposition of real property, both by lease and purchase, required for the construction, operation and maintenance of City of New Braunfels property and projects. Education and Experience:
Currently enrolled in Public Administration, Land Management, business or related field degree plan or a recent graduate of listed degree plan.
Required Licenses or Certifications:
Must possess a valid Texas Driver’s License. Knowledge, Skills and Other Requirements:

- Under supervision, assists with obtaining real property for City projects, which includes but is not limited to: analyzing the appropriateness of property acquisition methods for projects; preparing acquisition plans; estimating acquisition costs; estimating fair market value of properties; prioritizing acquisitions in collaboration with capital improvement projects; tracking expenditures for properties; evaluating, hiring and supervising work performed by contract professionals.
- Assists in the evaluation of property interests and rights, and prepares documents for review by the Legal department for title issue resolution and guidance; prepares documents for the conveyance of rights; coordinates with the City Attorney for certain legal or eminent domain issues, determines if eminent domain proceedings are appropriate, and prepares documents and testifies in eminent domain proceedings as necessary.
- Assists in the negotiation through verbal, written and face-to-face contact for the acquisition or disposition of City real estate rights.
- Coordinates and corresponds with project managers, appraisers, inspectors, surveyors, land planners, property owners, attorneys, companies, developers, title companies, real estate agents, City staff and others.
- Prepares, processes, reviews and maintains: letters, real estate contracts, appraisals, and valuation reports for the City; memos and electronic correspondence for other City departments; agenda item coversheets for the City Council; and transaction summary reports for the City Manager. Maintain files and records of historic, ongoing and proposed properties. Develop and maintain City property inventory and reports of City property and projects for use by various City departments.
- Assures effective communication; assists in interpreting and explaining Federal and state rules and regulations; evaluates and analyzes policies and procedures, and recommends solutions; assures activities are in compliance with all laws, policies and regulations.
- Performs other duties as assigned or required.

- Excellent computer skills, including Word and Excel in a Microsoft Windows environment.
