What are the responsibilities and job description for the Maintenance Technician position at New Concepts for Living?
ESSENTIAL DUTIES AND RESPONSIBILITIES (including the following but are not limited to):
- Performs the scope required for renovation and/or upkeep of buildings, inclusive of all necessary trade work.
- Completes daily, weekly, and monthly checklists on building equipment maintenance procedures and maintains records of scheduled maintenance procedures.
- Responsible for the care, maintenance and inventory of all supplies and equipment owned by NCFL.
- Responsible for updating labor hours and comments for various work order requests using EMaint CMMS.
- Repairs, replaces, or installs of major household appliances such as refrigerator, stove, dishwasher, range ovens, washer and dryer, hot water heaters and air conditioners.
- Responds to emergency maintenance requests as required.
- Performs outside custodial duties such as snow removal, applying rock salt atop icy surfaces and maintaining the grounds as required inclusive but not limited to asphalt repairs, drainage repairs and paver installations. Plowing experience, a plus.
- May be requested to obtain estimates for supplies, repair parts, and order parts as needed.
- Performs electrical maintenance and installations to accommodate repairs or renovations to include but not be limited to replacement or repair of fixtures (e.g. wall switches and outlets, incandescent, LED and fluorescent bulbs and tubes, ballast, sockets, fuses, minor appliances, load tests, etc.) while being skillful in appropriate hand, power and specialty tools and as needed.
- Performs plumbing maintenance and installation to accommodate repairs or renovations to include (e.g. replacement or repair of leaks in drains and faucets, unclogging of drains, trenching and re-routing new underground lines, additions of fixtures, replacing drain hoses on washers and similar devices, etc.) all to ultimately provide operable and efficient plumbing systems.
- Performs painting, carpentry and masonry work (e.g. preparing surfaces and using brushes, sprayer, or roller to apply paints, stains, and varnishes, hanging doors, drywall, spackling, fitting locks and handles, etc.) to provide operable and efficient facilities for all users.
- Experience renovating bathrooms and kitchens a plus.
- Be cognizant of and operate within OSHA (Occupational Safety & Health Act) standards and company safety policies at all times
- Responsible for being available to work on an on-call basis. 24/7
- Maintain a professional and courteous manner with all residents, vendors, contractors and fellow employees.
- 45 hours a week.
Job Type: Full-time
Pay: $75,000.00 - $85,000.00 per year
