Overview:

New Directions Housing Corporation is a 501(c)(3) not-for-profit corporation, has been serving Louisville and Southern Indiana for over 50 years. We are a community development corporation that focused on providing affordable housing and tailored social services to families of low income, seniors and the disabled. In short, we are Caring Neighbors Building Community.

New Directions is currently seeking a Property Manager to Build Community by maintaining the integrity of the physical assets, managing lease and occupancy compliance, and fostering community growth.

Schedule: Monday – Friday, 8:00am – 4:30pm

FLSA Status: Hourly/ Non-Exempt

Pay Range: $48,000 - $53,000 annually

Essential Responsibilities:

1. Internal Management

  • Maintains all assigned properties at 96% or higher occupancy rate or higher in collaboration with designated staff.
  • Processes Resident Certifications per regulatory timeframes.
  • Processes monthly rent collections, utility allowances, posting and recertification notices. Promptly addresses any delinquencies and follows protocols for handling outstanding resident balances including Late Notices and Warrants/Evictions Processing.
  • Processes Move-Outs in timely fashion with accurate financial records
  • Assists with department policies and procedures, department evaluations, and/or any special projects as needed.
  • Contributes to maintenance of properties and assets by communicating with residents on Maintenance needs and submitting detailed work orders to the maintenance office in a timely manner.
  • Works collaboratively with designated staff to submit monthly vouchers.
  • Maintains Enterprise Income Verification compliance.
  • Completes and retains Property Manager Monthly Task Sheet.
  • Attends conferences or trainings required.
  • Maintains regular filing and office organization.
  • Maintains compliance with all regulations for all New Directions Housing Corporation’s managed and owned properties as required by HUD, KHC, Housing Authorities and all other regulatory agencies.

2. Physical Management

  • Conducts unit inspections twice a year and document accordingly.
  • Conducts property walk throughs to ascertain property cleanliness, maintenance needs, resident disturbances or any other issue of concern, and communicate with Director.
  • Monitors service contractor activity and report problems immediately including, but not limited to, waste management, lawn care, pest control, snow / ice removal and security system.

3. Resident Communications

  • Responds to resident within 24 hours (unless over the weekend).
  • Communicates in a professional and courteous manner.
  • Communicates by departmental and regulatory guidelines on items such as late rent notices, recertifications, notifications for entering units, etc.
  • Reports all serious problems, with recommendations to the Director of Property Management.

4. Community Relations

  • Develops positive relationships with compliance agencies, housing authorities, community groups, business associations and appropriate police districts.
  • Attends meetings, increase visibility with key neighborhood contacts to encourage involvement with property and residents.

5. Crisis Management

  • Manages human and maintenance emergencies for assigned properties, with support from Property Management Team.
  • Communicates to Director immediately with any life-threatening situations, damage to assets, or resident injuries on property.
  • Provides Director with written incident report within 24 hours.
  • Follows up with necessary action with resident / authorizing agency /Maintenance / Resident Services.

6. Other

  • Performs all other tasks as assigned including but not limited to support for all Property Management meetings, REAC inspections, compliance management reviews, audits and any other owner, investor or compliance agency requirement.

Essential Qualifications, Experience & Skills:

  • Bachelor’s degree preferred; a combination of education, training and experience that results in demonstrated competency to perform the work may be substituted.
  • Preferred 2 years relevant experience.
  • Maintain a valid driver’s license, have reliable transportation and automobile insurance that complies with state law.
  • Excellent computer proficiency; Word, Excel, PowerPoint, database systems.
  • Excellent oral and written communication; strong interpersonal skills.
  • Ability to organize and manage multiple priorities.
  • Ability to set and complete a series of goals, strategies and tactics.
  • Have the ability to process (collect, organize, analyze, interpret and report on) information.
  • Maintain the confidentiality of any information s/he encounters.
  • Team player with commitment to the agency’s values.
  • Successfully pass all employment screening, including any required drug test.

Special Qualifications, Experience & Skills:

  • Experience managing HUD properties
  • Experience with Yardi software
  • Knowledge of Federal, state and local Fair Housing laws
  • Knowledge of building maintenance practices and requirements

  • Physical Demands: While performing duties of job, employee is required sit for long periods of time; use hands to finger, handle, or feel objects, tools, or controls; reach with hands and arms. Must be able to visually inspect units, including using stairs to reach non-handicapped accessible units, must be able to see and inspect details in residential units, must be able talk and hear. Lifting/moving up to 25 lbs. may be required.
  • Work Environment: This work is performed primarily in an office setting, but also includes work in the community and on-site at our residential apartment buildings. Position requires inspecting units in residential buildings, including those that may not be handicap accessible. Some night and/or weekend work is required to support emergencies on properties. Position requires some driving in local area using personal vehicle and may require the incumbent to drive at night and/or in inclement weather.
