Overview
Do you desire to make a difference in Louisville? New Directions Housing Corporation is currently seeking a Repair Technician to provide technically competent maintenance and repairs for our residential housing portfolio.
New Directions Housing Corporation, a not-for-profit community development corporation, has been serving Louisville and Southern Indiana for 50 years. Position Summary: Under the general supervision of the Maintenance Director, but with considerable judgment and initiative, the Repair Technician works as a member of the Property Management team. Completes work orders at various residential buildings within the NDHC portfolio to provide curb appeal, compliance, and functionality on our properties. Supports Property Management team by providing fast turn-around on work orders to support the immediate needs and long-term health of the property.
Schedule: Full Time M-F 8:00am – 4:30pm
Salary Range: $15 - $22 (hourly rate)
FLSA Status: Hourly, Non-Exempt
Essential Responsibilities:
- Performs maintenance and repairs of residential housing, which can include carpentry, masonry, plumbing, electrical, drywall, HVAC, prep, painting and grounds maintenance.
- Prepares vacated units for occupancy.
- Performs work orders with safety, quality, and efficiency standards.
- Contributes to customer service standards through timely, friendly, and accurate follow-through on all work orders.
- Provides effective preventative maintenance of properties.
- Works as Essential Personnel on inclement weather days and for major maintenance emergencies.
- Provides compliance pertinent to the maintenance regulations for all New Directions Housing Corporation’s managed and owned properties as required by all regulatory agencies.
- Uses personal vehicle to travel between job sites (reimbursed mileage).
- Perform other related duties as assigned
Essential Qualifications, Experience & Skills:
- High school diploma or GED; a combination of education, training and experience that results in demonstrated competency to perform the work may be substituted
- Knowledge of residential apartment maintenance and prep including carpentry, masonry, plumbing, electrical, drywall, HVAC, prep, painting and grounds maintenance.
- Must maintain a valid driver’s license, have reliable transportation and automobile insurance that complies with state law.
- Ability to frequently lift and/or move up to 50 lbs and occasionally lift and/or move up to 100 lbs.
Essential Job Skills:
- Ability to judge standards set by management for job completeness.
- Ability to record inspection findings and work order results in a legible and concise manner.
- Ability to follow specific directions through to completion.
- Excellent oral and written communication; strong interpersonal skills.
- Have the ability to process (collect, organize, analyze, interpret and report on) information.
- Maintain the confidentiality of any information s/he encounters.
- Team player with commitment to the agency’s values.
- Successfully pass all employment screening, including any background check or required drug test.
Preferred Qualifications, Experience & Skills:
- Trade Certifications in areas such as Plumbing, Electrical, HVAC, etc.
- Knowledge of OSHA regulations
- Knowledge of EPA and lead-based paint standards
- Knowledge of Federal, state and local Fair Housing laws
- Knowledge of building maintenance practices, requirements and codes
- Ability to relate in an effective manner with co-workers, residents, compliance representatives, neighbors and all others

- Physical Demands: While performing the duties of the job, employee is required to thoroughly access facility and repair conditions, both interior and exterior. This may require walking, climbing stairs, crouching, bending, reaching with hands and arms. Employee spends significant amount of time standing, walking, bending, crouching, lifting, talking or listening to others, sometimes in confining spaces and many times, in high pressure environments. Lifting of up to 100 pounds may be required.
- Work Environment: This work is performed in both an office environment and in the community in residential units. Position requires considerable driving in local area and requires the incumbent to drive in inclement weather. Incumbent may be required to work outdoors, regardless of the weather.
- Machines, Tools & Equipment: All relevant hand tools, power tools and all equipment commensurate with required skill-sets. Also, computer and various applications, printer, photocopy machine, fax machine, telephone, automobiles, cell phone, calculator, shredder.
