Position summary:
- Manage broad aspects of the Development process for projects in NYC inclusive of land acquisition, planning and design, securing entitlement/zoning approvals, project due diligence and scheduling, RFP client management, project budgeting/underwriting and project reporting
- Lead Real Estate Development project, including coordination with Design Architects, Filing Architect, General Contractor, Engineers, Consultants, & Marketing teams
- Set up and ensure Development schedule, report monthly on Project status, and as administrative role for development personnel on the projects
- Research, target, and assist in acquisition of assets
- Develop and monitor project schedules and milestones from Design Development to Construction Document phases
- Manage Project due diligence process for land acquisition and development
- Responsible for preparing design, development and financial solutions for projects
- Assist in creating and maintaining detailed development budgets and cash flow projections (GMP and/ or Lump Sum budgets)
- Oversee project funding and disbursement requirements. Track bank requisitions and payments.
- Generate leads.
- Establish and maintain business relationships.
- Understand and keep up with current market trends and property sales forecast
- Negotiate with neighbors for license access agreements, adjacent property protection, and easement agreements. Understand legal rights of Developers and adjacent property owners.
Position requirements:
- The offices are located in Brooklyn Sunset Park and 41st & Lex. Be able to travel throughout NYC to our construction development projects.
- Experience in Real Estate is a MUST
- Preferred Candidates to have 7-15 years of experience in Real Estate Development in NYC
- Preferred Candidates to speak bi-lingual in Chinese-Mandarin or Cantonese
- M.S. in Real Estate Development and/or B.S. Degree in Architecture or Urban Planning
- Real Estate Development background preferred
- Strong MS Office Skills including MS Project and Excel
- Autocad and Sketch up experience preferred
- DOB Experience preferred
- Strong working knowledge of building design, development and project management processes and procedures, scheduling, budgeting, and program implementation
- Experience with financial underwriting of similar project budgets and proforma
- Must be organized and meticulous with a proactive and collaborative approach to completing projects and meeting deadlines
- Excellent verbal and written communication skills
- Ability to handle multiple projects simultaneously
- Willing to travel in the boroughs of NYC
- Strong written and oral communication skills
- Fluency in English and Chinese
Salary : $150,000 - $200,000
