The primary responsibility of the Facilities Technician III is to ensure daily upkeep and effective operations of the facility. The responsibilities include, but are not limited to, maintenance of all common areas, effective use of facility technical systems, and through these systems helps to ensure the ongoing safety of employees and members. In addition, the Facilities Technician III inspects, repairs, and maintains facility systems, including mechanical, electrical, plumbing, HVAC, and waste management. The Facilities Technician III is mutually responsible for ensuring all aspects of the facility are maintained effectively and that requests are completed within established timelines and quality standards.

Duties and Responsibilities:

  • Performs or assists with routine preventive maintenance, repair, and assembly of building systems, including but not limited to installation and/or repair of facilities equipment and finishes, fan coils, lighting, bulb replacement, ceiling tile, carpet, wall coverings, life safety devices, temperature controls, door hardware, terminal distribution units, exhaust fans, plumbing systems and fixtures, and kitchen equipment.
  • Assists with overseeing and training Facilities Technicians (levels I and II).
  • Ensures cleaning and maintenance of shops and equipment rooms, ensuring appropriate disposal of hazardous waste, appropriate execution of trash removal and recycling processes, and sorting and putting away supplies in an organized manner.
  • Assists with and ensures effective moving of furniture, boxes, and any/all related equipment.
  • Assists with identification and reporting of any/all safety issues in a timely and effective manner, helping to facilitate resolution of any/all challenges and bringing forth solutions.
  • Utilizes the ticketing system to complete out and complete work orders in a timely manner, also helping to identify and report any/all trends and issues requiring discussion and review with the Facilities Supervisor and/or Director of Facilities.
  • Assists other departments and staff with any facility, technical, or maintenance need(s), providing exceptional service and support to staff and members.
  • Effectively coordinates with selected vendors as needed, to ensure processes/procedures are consistently intact throughout the department’s various projects, for the sake of the best member and employee experience.
  • Provides coverage and support, rotating the on-call schedule and/or working non-regular shifts, as required.
  • Assists the Facilities Supervisor and/or Director of Facilities with special projects or duties, as needed.
  • Performs work with minimal supervision and manages complex issues and problems, referring only the most complex issues to higher-level staff.
  • Provides leadership, coaching, and/or mentoring to other members of the team, such as Facilities Technician I & II, acting as a lead and/or first-level supervisor, as needed.
  • In addition, all other duties as assigned.

Experience

Required
  • Ability to use hand and power tools effectively and safely
  • Possesses comprehensive knowledge of relevant subject matter
  • Must be punctual and accountable to meet the requirements of the department
  • Ability to meet the physical demands of the position:
  • Participate in walk-throughs which include climbing ladders, squatting and other similar physical demands; requires the ability to maneuver in confined spaces 10% of the time and the ability to perform duties at heights 10% of the time
  • Walking and/or standing 85% of the time; 10% of walking may be on un-even terrain
  • Ability to sit, stand and bend; ability to complete repetitive motions of hands and wrists with frequent computer use
  • Excellent communication, organizational, time management, and critical thinking and problem-solving skills required
  • Effectively demonstrates versatility, flexibility, and a willingness to work within constantly changing priorities with enthusiasm
  • Effectively collaborates and works within a team, while also effectively demonstrating the ability to take initiative and work well individually
  • 4 year(s): Four (4) or more years of relevant experience required
Preferred
  • 1 year(s): One (1) year of supervisory experience preferred

Education

Required
  • High School or better
  • HS Equivalency or better
