Position Summary
The Maintenance Manager role is responsible for coordinating all areas of maintenance for the senior living community. This includes compliance with federal and state laws and regulations, as well as company policies and procedures.
Responsibilities
- Performs and oversees maintenance tasks for the community, including plumbing, electrical, HVAC, elevators, and kitchen systems.
- Manages repairs, negotiates with vendors, and makes recommendations for major projects.
- Assists with capital projects, community event setup/breakdown, and maintenance budgeting.
- Maintains logs and records for maintenance, fire drills, water temperatures, and disaster drills.
- Oversees the TELS preventative maintenance system and ensures 72-hour room readiness.
- Handles minor carpentry, painting, flooring, and other repairs as needed.
- Communicates effectively with residents, families, team members, and vendors.
- Promotes hospitality and exceptional customer service.
- Participates in team meetings and continues education through training resources.
- Ensures a welcoming, engaging, and purposeful living environment.
Qualifications
- Associate degree preferred, or other education with equivalent training/certification. Strong knowledge of plumbing, electrical, HVAC, elevators and kitchen systems.
- Ability to prioritize maintenance projects.
- Preferred experience working with older adults in senior living, long-term care, home health or other health care setting.
- Ability to work in a team environment. Strong communication and interpersonal skills.
- Empathy for the challenges experienced by residents, families and team members and the problem-solving skill sets to support them.
- Strong computer skills and ability to interact with a variety of electronic devices.
- Ability to communicate effectively verbally and in writing using the English language.
- Ability to handle multiple tasks simultaneously.
- Ability to work a flexible schedule, including weekends and holidays.
