What are the responsibilities and job description for the Maintenance Supervisor at Apartment Community position at New Urban Residential?
Purpose of the Job:
The Maintenance Supervisor manages, directs, supervises and performs maintenance services for the community and supervises the Maintenance staff. This position is responsible for interior and exterior maintenance, repairs, and grounds keeping for the beauty, safety, security, and well-being of the community.
Essential Functions and Responsibilities:
- Recruit, hire, train and supervise all maintenance associates and conduct regular verbal performance appraisals along with semi-annual written evaluations. Provide feedback to associates with the assistance of the Area Manager
- Ensure that the community and its grounds are in good repair and provide a safe and attractive environment for residents
- Inspect the properties and grounds weekly, identify any areas in need of repair; ensure proper removal and disposal of trash. Be proactive in ensuring delivery of a superior service for our residents. This means identifying problems before residents report them, especially when it comes to grounds, building exteriors, common areas, and amenities
- Review Property inspection sheets with Area Manager to set course of action on remedying property issues.
- Maintain grounds, coordinate lawn service and other outdoor grounds service from approved vendors as needed
- Coordinate the completion of all repair requests and maintenance concerns from residents and staff within 2 to 3 days. Provide accurate and detailed completion notes with materials used when closing work orders.
- Assign work orders to techs each morning. Update the status of assigned work orders with the tech name and change the status from “call” to “in progress”
- Maintain the on-call schedule and ensure proper resident interaction and knowledge of emergency maintenance protocol
- Prepare apartments for new residents; monitoring the progress of each remodel along the way.
- Ensure that all maintenance items are kept in a safe area to prevent injuries to residents, associates, and visitors. Keep shop exterior and interior clean.
- Create, schedule and perform bi-annual preventative maintenance programs for units.
- Attend required meetings and training programs
- Work with Lead Tech to ensure remodel inventory is being properly ordered, tracked and organized.
- Organize shop and order all inventory
- Maintain shop to OSHA requirements, keep and update SDS notebooks, tracking of EPA refrigerant logs, lock change log and any other process and material tracking required.
- Maintain tool and equipment inventories and regularly check tool and equipment sign outs for accuracy and completeness. Facilitate the repair and replacement of tools; notify area manager of all replacements over $300.
- Monitor staff to make sure policies, procedures, requirements are being met as well as the safety of work and security of the shop and units.
Job Type: Full-time
Pay: $31.00 - $35.00 per hour
