Full Time Maintenance Supervisor at Quail Hollow Apartments in beautiful Sonora

Purpose

  • To organize and direct custodial, grounds maintenance and general maintenance activities at Property. Coordinate projects, communications and personnel to meet Property needs and assure smooth and efficient activities. Train and evaluate the performance of assigned personnel as needed. Performs related duties as assigned.

Essential Duties

  • Provide a full range of maintenance duties including, but not limited to:
  • Participate in minor grounds maintenance activities involved in the beautification of grounds and landscaped areas, e.g. clean laundry room, restrooms and other on-site facilities, pick up trash, change light bulbs, etc.
  • Organize and direct major maintenance work, e.g. repair of plumbing or electrical systems, painting of buildings, street cleaning, unit repairs, etc.
  • Supervise or perform minor landscape work, e.g. weeding, watering, planting, mowing, edging, trimming, pruning, etc.
  • Maintain pool in a clean and healthy manner, if allowed by local ordinance, or supervise where required. Maintain all pool/spa logs.
  • Ensure proper pick up and disposal of waste and debris.
  • Perform snow removal or supervise where required.
  • Ensure proper inspection and testing of systems and equipment.
  • Maintain service pedestals to each homesite.
  • Perform monthly unit inspections and routine utility inspections and assist in the enforcement of safety, health, and aesthetics violations in the field.
  • Prepare and deliver lot inspection notices and letters for violations. Complete lot inspection re-checks and monitor parking/guest violations.
  • Ensure equipment is maintained in safe and proper working condition.
  • Maintain Emergency Operating Manual for all work performed in park and all workers safety logs.
  • Review and oversee contracted work performed by outside vendors.
  • Inspect completed projects for accuracy, completeness and compliance with established standards and requirements.
  • Operate a variety of machinery and tools including grounds equipment, company vehicles, vacuums, mops, and various hand and power tools.
  • Communicate with community residents and Property Manager to exchange information, coordinate activities and programs and resolve issues or concerns.
  • Drive a vehicle or walk from site to site to conduct work.
  • Other duties as assigned.

Job Duties

  • Establish and maintain timelines for custodial, grounds maintenance and general maintenance projects and activities.
  • Compile and prepare cost estimates and assure adequate levels of equipment and supplies, e.g. water meters, paint, light bulbs, etc.
  • Oversee and participate in the installation, repair and replacement of various parts and components.
  • Monitor progress of custodial, grounds maintenance, and general maintenance and repair projects.
  • Coordinate activities to assure Park facilities are cleaned and maintained in a safe and orderly condition.
  • Confer with Property Manager and contractors to discuss and establish work projects, priorities and time lines.
  • Estimate labor, materials and equipment needed for assigned functions.
  • Research and coordinate the purchase of equipment and supplies as needed.
  • Assist in the transport and relocation of equipment and furniture as needed.

Employee Relations essential duties for exempt classification

  • Conduct pre-employment and termination interviews.
  • Train and develop park personnel to be successful employees, including compliance with company policies and procedures.
  • Hire, supervise, and discharge maintenance staff.
  • Conduct performance evaluations and counseling.
  • Advise Regional Manager of any issues learned during the coaching and development of employees.

Supervision

  • Works under the general supervision of the assigned Regional Manager
  • This position may supervise other personnel

Work Experience

  • Increasingly responsible custodial, grounds maintenance or general maintenance experience
  • Supervisory position in a customer-focused environment
  • Property Management industry and/or professional expertise preferred

Education

  • High School graduate or equivalent

Physical Work Demands

  • Indoor and outdoor work environment, including seasonal heat, cold or adverse weather conditions
  • Able to read warning labels on chemicals and emergency procedures
  • Able to lift and/or move up to 25 pounds frequently and, with assistance, lift and/or move up to 75 pounds occasionally
  • Dexterity of hands and fingers to operate maintenance equipment
  • Seeing to inspect projects and read a variety of materials, distance vision, color vision, peripheral vision, depth perception, and the ability to adjust focus
  • Sitting or standing for extended periods of time
  • Able to lift, carry, push or pull heavy objects as assigned by the position
  • Stooping, kneeling, crouching, reaching, or bending at the waist on a daily basis
