- Participate in future MOB development proposals, interviews, and presentations.
- Support the company in pre-development leasing of new medical office facilities by performing market/project feasibility.
- Establish relationships with local brokers to refer interested parties.
- Keep informed of market conditions and competitive rental rates, assisting in market research as necessary.
- Develop and implement targeted marketing initiatives and leasing plans which include advertising and promotion of available space through appropriate media, including internet, newspaper, direct mail, eblast campaigns, flyers, brochures, leasing prospectus, and site signage.
- Prospecting for new tenants - touch points will include emails, phone calls, and in-person canvassing to arange future meetings.
- Develop prospect lists based on market research of project's Primary Service Area and Secondary Service Area along with knowledge of business for primary and specialty practices that may have interest in expanding or relocating.
- Prepare regular reports on leasing activity and market trends.
- Build and maintain relationships with healthcare providers, hospital administrators, and medical groups.
- Tour prospective tenants in response to inquiries and perform necessary follow up activities for predevelopment and existing properties.
- Negotiate all lease terms in accordance with established leasing guidelines, working with management and the company's attorneys when required and draw up necessary lease documentation and see that they are properly executed and distributed to appropriate parties with all pertinent lease information obtained.
- Coordinate space design and tenant improvement plans; facilitate collection of tenant improvement overages required from tenants.
- Evaluate the credit of prospects.
- Obtain tenant guarantees and make recommendations to real estate management team.
Skills, Knowledge, and Expertise
- Bachelors Degree in Finance, Business, or related - Required
- 5 years prior commercial real estate leasing with a focus on medical properties. In lieu of real estate experience, we will consider healthcare experience including sales and operations. - Required
- Negotiation and closing skills
- Verbal and written communication skills
- Problem-solving skills to address client needs and overcome challenges
- Understanding of lease and affiliated documents
- Proficiency in Outlook, Excel, and Word
- Knowledge of Costar and Hubspot
- Colorado Broker's License or willingness to obtain within 90 days of starting - Required
- Compensation: $95,000 - $115,000 / year
- Eligible for discretionary benefits: performance bonus
