Construction Project Manager - Residential Build Beloit, Ohio

Next Modular is seeking a Project Manager / Site Supervisor for a single-family, residential, new construction build located just southeast of Akron, OH in Beloit. This project is a 3bed/2bath modular home approximately 1,600 SF in size on a full basement with a porch and garage that will be site built attached to the modular home. This position will start as a 1099 position but has the opportunity to become a full-time position. You will be responsible for coordinating the project all the way from permitting to final completion. To be eligible for this project, you must meet the following qualifications:

• Obtain General Liability insurance for yourself (we will coordinate and also pay this expense for you)
• Minimum 5 years of verifiable (with references) full time experience running construction work as a company owner, foreman, project manager, or similar. Experience in ground up residential construction is prefered.
• Have reliable transportation, and own a smartphone and computer for the use of construction management software.
• Be able to qualify for a performance bond in the amount of the project compensation (average compensation is around $10,000).
• Ability to use a computer and email.
• Be physically able to enter and inspect homes and construction sites, including basements, crawlspaces, and attics.

The Project Manager will be responsible for the following tasks:

• Complete initial site visit and layout with Customer
• Collaborate with Next Modular office staff in the development of site plans & construction drawings
• Apply for permits on behalf of Next Modular
• Source Subcontractors and obtain quotes for the work
• Coordinate subcontractors to complete the work on time and within budget
• Implement a schedule for each project
• Complete weekly on-site inspections of jobsite during construction
• Document progress and provide weekly reports to the customer
• Conduct progress meetings with the customer
• Conduct progress meetings with Next Modular
• Deliver materials to the site as needed (must be able to lift and maneuver 100 lbs)
• Conduct final walk-through with customer
• Coordinate completion of punch-list and service work

Construction software used is Buildertrend. You will have back-office support for site plan drafting, project schedule, materials purchasing, and the like.

This is a 1099 position, one job, but has the potential to become a full time position.

NOTE: The pay range shown on this posting is what you can expect to earn for your time invested to manage these construction projects. COMPENSATION IS ON A PER JOB BASIS.
