MAINTENANCE FOREMAN
DISTINGUISHING FEATURES OF THE CLASS: This is responsible supervisory work involving responsibility for efficient and economical maintenance of all Niagara Falls Housing Authority buildings, grounds and equipment; responsibility for snow removal programs; construction and upkeep of designated Housing Authority properties; responsibility for receiving emergency maintenance calls at night, weekends and holidays and dispatching appropriate personnel to correct problems. General supervision is received from the Executive Director or Designee with considerable leeway for independent judgment in the planning and scheduling of work. Supervision is exercised over Maintenance Mechanics and other subordinates as assigned. The Maintenance Foreman performs related work as required.
TYPICAL WORK ACTIVITIES:
Supervises and coordinates activities of workers engaged in performing maintenance work in all Authority properties;
Assists in the planning and supervision of all building, grounds and equipment repair work;
Assists in the inspection work performed by contractors to insure compliance with specifications;
Assists in the maintenance of records of equipment, tools and other property;
Requisitions supplies and equipment as needed to maintain an appropriate inventory;
Supervises the prompt execution of emergency and routine work orders;
Keeps records of maintenance activities; Assists in the preparation of budget estimates; initiates oral and written disciplinary action against subordinates and makes recommendations for further action to supervisors;
Receives night, holiday and weekend emergency request for work and dispatches maintenance personnel to perform work required;
Initiates annual inspection of properties and responsible for prompt execution of needed maintenance;
Performs all maintenance work as necessary.
FULL PERFORMANCE KNOWLEDES, SKILLS, ABILITIES AND PERSONAL CHARACTERISTICS:
Thorough knowledge of modem large-scale building and grounds maintenance and operation practices; good knowledge of work of skilled tradesmen to enable intelligent direction and inspection of their work; ability to plan and supervise the work of a maintenance staff; ability to read and interpret blueprints, plans and specifications for housing construction and mechanical equipment; must be computer literate; ability to interact harmoniously with residents of the Housing Authority properties; good judgment; dependability, honestly, tact, initiative, neat appearance. Physical condition commensurate with the demands of the position.
MINIMUM OUALIFICATIONS: EITHER:
Graduation from a regionally accredited or New York State registered college or university with an Associate's degree in Engineering, Construction Technology or closely related field, and three (3) years experience in one or more of the skilled construction or mechanical trades or professions of a similar nature, two (2) years of which must have been in a supervisory capacity;
OR
(B) Graduation from high school or possession of a high school equivalency diploma and five (5) years of satisfactory experience in one or more of the skilled construction or mechanical trades or professions of similar nature, two (2) years of which must have been in a supervisory capacity.
Residency Requirement: The Niagara Falls Housing Authority requires that Foremen be residents of Niagara County -or- Erie County and maintain their residency during their term of employment. Must be compliant with residency requirement within six months of the date of the initial appointment.

Pay: $27.33 - $31.84 per hour
