- Initiates, attends, coordinates, and manages meetings & activities with assigned employees/work crews for self-performed work to meet project objectives & work schedules in line with safety & quality standards.
- Reviews, interprets, maintains, & posts blueprints/shop drawings and other project documents as defined with the Project Manager to formulate an accurate management approach.
- Performs quantity takeoffs (verification, order confirmation, etc.) as needed.
- Creates and manages quality control, site specific and general, checklists.
- Ensures project scope/specifications are within local, state, and national code.
- Manages Field Team including participation in annual performance reviews and mentorship.
- Demonstrates active engagement with the owner and design team, through regular correspondence.
- Actively updates the master schedule with the Project Manager.
- Actively participates, and prepares progress updates and hurdles, for all owner meetings.
- Partners with the Project Manager in the creation of subcontractor scopes.
- Partners with the Project Manager in the scope reviews.
- Partners with the Project Manager in the creation and management of the master schedule.
- Develops recovery schedules, as needed with Project Manager.
- Prepares and maintains a three-week look ahead and works with the Project Manager to ensure it is consistent with the master schedule.
- Must have general knowledge of all trades on the project and must be able to forecast and execute the required activities within the project schedule
- Participates in team assessments and personnel reviews as requested.
- Prepares and maintains subcontractor meeting minutes in project management database and train assistant superintendents on this task.
- Inspects subcontractor performance to conform to contract agreements and schedules.
- Initiates notices to subcontractors regarding safety, delays, back charges, etc.
- Initiates Request for Information (RFIs) to any applicable parties.
- Maintains daily project photo records, including album creation and labeling.
- Creates trade specific quality control checklists.
- Determine equipment needs and schedule requirements; get competitive price on rentals; and notify office of rental and termination of equipment.
- Ensures the routine upkeep of daily reports, time sheets, purchase orders and purchase order log across field operations.
- Conducts project closings, updates punch lists, and creates information for record drawings. Trains others how to effectively manage them, as well.
Requirements
- High School Diploma or GED required.
- Undergraduate degree in construction management or engineering, preferred.
- 5 years of Construction Superintendent experience.
- 5 years of leadership experience.
- Experience simultaneously working on multiple small projects ($50,000 - $2,000,000) in various geographic locations.
- Ability to obtain a security clearance.
- Proficient technical competency in different types/scales/complexities of construction.
- Proficient in Procore and Microsoft Office Suite to include MS Project.
- In-depth understanding of clauses/articles of boiler plate subcontractor agreements, including Scopes of Work.
- In-depth understanding of all building/Authority Having Jurisdiction (AHJ) inspection requirements.
- Ability to successfully lead an OSHA inspection.
- Advanced knowledge in the comprehension and construct of blueprints specifications and contract documents.
- Ability to independently and successfully complete quality control lists and checks for all trades.
- Advanced construction knowledge, including means and methods.
- Able to properly assess the percentage of work complete for clients.
