The Lead Property Maintenance Technician is responsible for overseeing and coordinating all maintenance, groundskeeping, and service teams across multiple properties that include residential, storage, and commercial units.
Some on-call hours are required for this position.

Job Responsibilities:
- Maintain a safe workspace in compliance with company and OSHA standards.
- Schedule maintenance technicians based upon the work orders and pending projects. Follow up with the technicians upon project completion to ensure quality standards, that all necessary paperwork is up to date, and that the property managers are aware of completion.
- Ensure that all work orders are accurate and up to date in the work order tracking system.
- Review and approve purchases by the maintenance teams. Coordinate all large purchases by the Property Maintenance division.
- Identify, schedule, and follow up with the appropriate subcontractors for any jobs that are completed by external teams. This could include installations, snow removal, carpeting, or other items.
- Perform routine and scheduled maintenance across multiple properties to include residential, storage and commercial units. This includes diagnosing and repairing problems with building heat, electricity, water, fixtures, appliances, and more.
- Prepare unoccupied units to be rent ready in the required timeframe per company standards. Ensure that all occupied units are in good condition to maintain tenant satisfaction.
- Assist in unit inspections to identify and address short-term repair needs, sanitation issues, and replacement needs of the property.
- Assist with all groundskeeping. This includes mowing, trimming, seeding, sodding, repairing, and winterizing.
- Performs snow and ice removal, including snow blowing, shoveling, and putting down salt, using a pick to remove ice build-up on sidewalks and walkways, parking lots, roofs, and common spaces.
- Review and approve all timecards for payroll, including PTO requests, hours worked, and any required labor reporting.
- Additional duties as assigned.
Skills and Qualifications:
- 5 Years in property maintenance or a related field is required. Preference is given to any supervisory or leadership experience.
- Work experience in electrical, mechanical, plumbing, building, carpentry, HVAC, or other maintenance industries is required.
- A valid driver license is required. A valid CDL is preferred but not required.
- Excellent organization and time management skills.
Physical Requirements:
- Ability to withstand external weather conditions.
- Ability to climb ladder and work above ground.
- Ability to push, pull and lift 50 pounds frequently, 100-150 pounds or more occasionally.
