Job Title: Leasing Specialist
Job Summary: The Leasing Specialist serves as the primary contact for prospective and current residents, providing outstanding customer service and guiding applicants through the leasing process. This role involves conducting property tours, marketing the community, and ensuring a positive resident experience. Responsibilities include maintaining high occupancy levels, achieving leasing goals, and fostering a strong community culture. The Leasing Specialist supports property management with leasing, resident relations, and property upkeep as needed.
Key Responsibilities:
Leasing & Sales:
- Greet prospective residents, provide tours, and answer questions about the property and amenities.
- Assist applicants with leasing documents, screening requirements, and lease terms.
- Follow up with leads and maintain a high level of responsiveness to inquiries.
- Actively promote and market the property through online listings, social media, and events.
- Meet or exceed leasing and occupancy goals set by management.
Customer Service & Resident Relations:
- Build positive relationships with residents by addressing concerns and maintenance requests promptly.
- Manage the move-in and move-out process, including inspections and orientations.
- Organize and communicate resident events, newsletters, and property updates.
Administrative Tasks:
- Prepare and process lease agreements, renewals, and other required documents.
- Maintain organized records for leasing, resident, and maintenance files.
- Track and manage leasing activity in property management software, ensuring data accuracy.
Property Presentation & Maintenance:
- Ensure model units, common areas, and the leasing office are clean and well-maintained.
- Conduct regular inspections and report maintenance or safety concerns to management.
- Coordinate with maintenance staff for unit repairs and upgrades.
- Assist property management with additional tasks as needed.
Qualifications:
- High school diploma or GED required; an associate or bachelor’s degree in business or real estate is a plus.
- Previous experience in leasing, property management, or sales preferred.
- Strong communication and interpersonal skills.
- Customer service-oriented with a positive attitude and problem-solving abilities.
- Familiarity with property management software and basic computer proficiency.
- Ability to work weekends and evenings as needed.
