Job Summary:
The Assistant Superintendent (Assist Supt) and Superintendent are jointly responsible for delivering a quality product, managing resources, and project safety. The Assist Supt is also responsible for aspects of the quality of service delivery. Quality of service as it relates to this position, is measured using customer satisfaction surveys, and includes schedule management and communication.
The Assistant Superintendent is primarily responsible for monitoring quality, safety, and subcontractor contractual compliance.
ESSENTIAL DUTIES AND RESPONSIBILITIES - Other duties may be assigned.
- Organizes and coordinates the work of subcontractors and suppliers including but not limited to material management, resource management, hoisting, utilities, and inspections
- Monitors subcontractor progress and productivity for schedule compliance and reports the same to the Superintendent, PM and Scheduler
- Performed quality control inspections of systems and buildings at specified intervals
- Assembles lists of quality and compliance deficiencies and notifies subcontractors of deficiencies in writing via the ProCore system
- Checking material deliveries for completeness and compliance with contract documents
- Works closely with subcontractor field supervisors to address questions and resolve issues
- Assists in the identification and implementation of solutions to field conditions that negatively impact schedule
- Monitors the project site and buildings for cleanliness and orderliness. Provides notifications to subcontractors not in compliance with NorSouth policies.
- Assist in management of accurate as built documents by noting dimensions and elevations of hidden systems and entering RFI notations on drawings
- Assist in management of site related logs including inclement weather, daily reports, and material deliveries
- Daily scanning and uploading of material delivery tickets to ProCore
- Generating requests for information (RFI) for all field related questions including photos when applicable
- Coordinate and schedule all permitting applications and field inspections
- Assist in management of relationship with all governmental and inspection agencies
EDUCATION or EXPERIENCE
Construction Management degree (B. S.), Engineering, or Architectural degree from a four-year college or university or and 5 years of experience in multifamily and commercial construction as an assistant superintendent or labor foreman.
CERTIFICATIONS AND LICENSES
- OSHA 30 certified
- Erosion control training certified
- Valid driver's license and safe driving record
- Knowledgeable in all phases of construction, building systems, building materials, tools and machines
TECHNOLOGY REQUIREMENTS
- Novice level proficiency in MS Word, MS Excel, & Outlook
- Novice level of proficiency in ProCore or equivalent PM system
- Proficiency in use of Smart Phones and Tablets including taking and sending photographs, voice memos, accessing cloud based document storage, communicating via email, adding and managing attachments
LANGUAGE SKILLS: English
Ability to read, analyze, and interpret technical procedures, contract documents, and governmental regulations. Ability to write reports and business correspondence. Ability to effectively present information and respond to questions from groups of managers, clients, customers, and the general public.
MATHEMATICAL SKILLS
Ability to work with plane and solid geometry and trigonometry. Ability to apply concepts such as fractions, percentages, ratios, and proportions to practical situations.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral, diagram, or schedule form.

Employee must be able to drive to and walk around project jobsites which includes undeveloped sites, irregular surfaces, stairs, ladders, and steep terrain.
