Job Summary:
The Project Manager (PM) is primarily responsible for delivering exceptional quality of service to the
client and providing the Superintendent with the materials and subcontractor resources necessary to
complete the project on time and within budget. Quality of service, as it relates to the Project Manager,
is measured using customer satisfaction surveys and includes preparedness, communication, problem
solving, and management of budgets. The PM and the Superintendent are jointly responsible for the
quality of product delivered to the client measured using the punch list.
ESSENTIAL DUTIES AND RESPONSIBILITIES
• Collaborate with Pre-Construction for the development of pre-construction estimates, schedules
and scope descriptions
• Collaborate with 3rd party scheduling consultant for design development, pre-construction, and
construction schedules. This includes the establishment and maintenance of the baseline
(contract) schedule and reporting progress against the baseline
• Manage procurement process including working closely with pre-construction department and
Superintendent in the development of subcontractor and vendor scope descriptions, contract or
PO amounts and schedule commitments
• Negotiate and buyout the project timely based on material and labor procurement timeframes
currently being projected/experienced in the industry (90% in 90 days goal)
• Manage client relationship including periodic (monthly minimum) project update meetings (or
per contract requirements), weekly updates, change order negotiations, communication,
documentation, conflict resolution, business development and customer satisfaction
• Together with Superintendent manage relationships with local and governmental authorities
and inspection agencies
• Provide accurate, and timely project cost forecasts or projections to supervisor. Job Cost Reports
shall be submitted on a monthly basis based on the required dates as provided by Management.
• Provide accurate and timely schedule updates to the client and NorSouth management. The PM
will report progress by tracking productivity versus the baseline schedule and updating key
interim milestones.
• Manage all document control including (but not limited to) submittals, meeting minutes,
requests for documentation, O&M manuals, close out documents, transmittals, record
drawings, as built drawings, change requests, inspection reports, permits, and engineering
reporting
• Management of multiple projects simultaneously
• Manage project team to achieve defined targets and milestones
• Training and mentoring of assistant Project Managers and Project Engineers
• Together with the Superintendent manages subcontractor and vendor compliance with contract
documents and NorSouth quality standards
• Develop and maintain the necessary contacts within the pertinent realm of attorneys, bankers,
real-estate agents, engineers, other architects and officials in order to promote a positive
working relationship with and between all involved professionals.
• Periodically participate in business development meetings, client entertainment and helping to
identify new opportunities
• Manages customer satisfaction survey process and accurate reporting of client feedback
• Meets projected profit and manages project cash flow to ensure it is in a positive state
EDUCATION or EXPERIENCE
Construction Management degree (B. S.), Engineering, or Architectural degree from a four-year college
or university or over 10 years of relative experience in multifamily and commercial construction.
CERTIFICATIONS AND LICENSES
• OSHA 30 certified
• LEED Green Associate certification (preferred)
• Valid driver's license and safe driving record
TECHNOLOGY REQUIREMENTS
• Intermediate level proficiency in MS Word, MS Excel, Power Point & Primavera Suretrack
• Intermediate level proficiency in MS Outlook or equivalent
• Intermediate level proficiency in ProCore application
• Proficiency in use of Smart Phones and Tablets including taking and sending photographs, voice
memos, accessing cloud-based document storage, communicating via email, adding and
managing attachments
LANGUAGE SKILLS: English
Ability to read, analyze, and interpret general business periodicals, professional journals, technical
procedures, or governmental regulations. Ability to write reports, business correspondence, and
procedure manuals. Ability to effectively present information and respond to questions from groups of
managers, clients, customers, and the general public.
MATHEMATICAL SKILLS
Ability to work with plane and solid geometry and trigonometry. Ability to apply concepts such as
fractions, percentages, ratios, and proportions to practical situations.
REASONING ABILITY
Ability to solve practical problems and deal with a variety of concrete variables in situations where only
limited standardization exists. Ability to interpret a variety of instructions furnished in written, oral,
diagram, or schedule form.

undeveloped sites, irregular surfaces, stairs, ladders, and steep terrain.
