Job Summary:
The Project Superintendent (Supt) is primarily responsible for delivering a quality product, managing
resources, and project safety. The Superintendent is equally responsible for certain aspects of the
quality of service delivery. Quality of service, and it relates to the Supt, is measured using customer
satisfaction surveys, and includes schedule management, communication, and problem solving.
The Superintendent is considered the subject matter expert (SME) for site logistics (coordinating
materials and resources to meet or exceed the schedule expectations), means, and methods.
ESSENTIAL DUTIES AND RESPONSIBILITIES
• Organizes, coordinates, schedules and supervises the work of subcontractors and suppliers
including but not limited to material management, resource management, hoisting, utilities, and
inspections
• Maintaining accurate and timely project schedules (short and long term)
• Client schedule updates during OAC meetings and during client site visits
• Working with the Project Manager to find resolution to issues that negatively impact schedule
and / or project budget
• Project safety including managing safety meetings, maintaining complete material safety data
sheet catalog, working closely with inspection agencies and accurate reporting of incidents
• Maintaining a clean, orderly and coordinated worksite and project office
• Manage procurement and budget for direct purchase items
• Mentoring, managing and training assistant superintendents in NorSouth procedures, best
practice and how to manage subcontractors and a project worksite
• Develop and maintain accurate As-Built documents by recording all buried or hidden utilities,
conditions or equipment
• Maintain all site related logs including inclement weather, daily reports, and material deliveries
• Daily scanning and uploading of material delivery tickets to ProCore
• Generating requests for information (RFI) for all field related questions including photos when
applicable
• Coordinating and documenting all direction from or conversations with the client related to
scope, schedule or budget
• Coordinate and schedule all permitting applications and field inspections
• Subcontractor relations
• Assist in the forecasting of project costs with the Project Manager
• Directly responsible for maintaining the budget for site controlled items to include general
labor, dumpsters, temporary toilets, temporary power, small tools, office supplies and
equipment rentals.
• Seek guidance from appropriate resources when necessary to solve problems
• Manage the relationship with all governmental and inspection agencies
Other duties may be assigned.
EDUCATION or EXPERIENCE
Construction Management degree (B. S.), Engineering, or Architectural degree from a four-year college
or university and 5 years of relative experience in multifamily and commercial construction as a project
lead superintendent or 10 years of relative experience in multifamily and commercial construction as a
project lead superintendent
CERTIFICATIONS AND LICENSES
• OSHA 30 certified
• Erosion control training certified
• Valid driver's license and safe driving record
• High School diploma or equivalent (GED)
• Knowledgeable in all phases of construction, building systems, building materials, tools and
machines
TECHNOLOGY REQUIREMENTS
• Novice level proficiency in MS Word, MS Excel, & Outlook
• Novice level of proficiency in ProCore or equivalent PM system
• Proficiency in use of Smart Phones and Tablets including taking and sending photographs, voice
memos, accessing cloud based document storage, communicating via email, adding and
managing attachments
LANGUAGE SKILLS: English
Ability to read, analyze, and interpret technical procedures, contract documents, and governmental
regulations. Ability to write reports and business correspondence. Ability to effectively present
information and respond to questions from groups of managers, clients, customers, and the general
public.

moderate. Employee must be able to drive to and walk around project jobsites which includes
undeveloped sites, irregular surfaces, stairs, ladders, and steep terrain.

Salary : $100,000 - $120,000
