GENERAL DESCRIPTION:
The Maintenance Technician is responsible for the short and long-term maintenance of all buildings, grounds and groundskeeping equipment which are assets of North Central Michigan College. The Maintenance Technician executes an approved schedule of ongoing maintenance for buildings, grounds, and associated equipment and performs job duties consistent with approved physical plant standards, and in compliance with all National Codes. The Maintenance Technician may work varied shifts, holidays, weekends and being on call.
DUTIES:
- Completes work orders for buildings and ground maintenance as assigned and reports the status of each assignment to the Director of Physical Plant on a regular, on-going basis.
- Completes preventative maintenance assignments as routinely scheduled; and maintains a record for tracking purposes.
- Performs all building and grounds upkeep and repairs including but not limited to: electrical fixtures and appliances, plumbing fixtures and appliances, furnishings and equipment, room décor, roofs, windows, doors and door hardware exterior envelope systems using hand tools/power equipment, tractors and utility vehicles.
- Responsible for following and updating maintenance procedures on equipment utilized in grounds and building maintenance.
- Performs grounds up keep including but not limited to: trimming and edging, planting, pruning, weeding, raking, and lawn repair.
- Performs irrigation system repair, maintenance, and operation.
- Repairs, maintains, and performs preventative maintenance on all College tools, equipment and vehicles including moving and snow removal equipment.
- Assists with the removal of snow and ice.
- Follows a snow removal plan that assures a pathway which allows for safety and accessibility.
- Works efficient, in a manner not to disturb the functions of the college.
- Ensures and communicates a safe environment for occupants/bystanders in close proximity to work being done.
- Ensures proper and safe cleanup of work areas when a project is finished and at the end of each shift.
- Assists as needed in special events setup, arrangements and tear down.
- Performs all other related duties and assists in additional areas as assigned by the Director of Physical Plant and Assistant to the Physical Plant Director.
WORK ENVIRONMENT:
This position involves work in all outside weather conditions, with sharp, moving and mechanical parts, fumes, airborne particles, chemicals, electricity and moderate to loud noise levels. It is expected that the employee will be versed in safety protocols and perform their work in a safe manner as to prevent personal injury and ensure safety. Work may require working varied shifts, weekends, holidays, and being on call.
MINIMUM QUALIFICATIONS AND REQUIRMENTS:
- High school diploma or GED and two (2) years of directly applicable experience.
- To be able to demonstrate abilities in problem solving, mechanical needs assessment, and preventative maintenance.
- The ownership and ability to maintain a valid Michigan Driver's License (with no restrictions) which is insurable with NCMC's insurance carrier.
- Ability to communicate well and deal with all people in a courteous manner
- Ability to proficiently utilize Microsoft Office Applications with the emphasis on Outlook to organize and email, Word to compose documents, Excel to create and modify database documents. Ability to learn and use other computer software as needed to perform daily employment functions.
- Ability to add, subtract, multiply, and divide in all units of liquid and dry measurement.
- Must be able to perform the essential functions of this job including the physical demands of performing the job duties.
- Ability to frequently lift and or move up to 50lbs.
- Ability to safely perform job tasks with tools and assigned equipment.
