Technical Maintenance (2 Openings)
CATEGORY/LEVEL: H/8
BASIC FUNCTION: Under general supervision of the Assistant Director of Facilities, assist and be responsible for the work of multiple trade disciplines including: Heating Ventilation and Air Conditioning, Carpentry, Locksmith, Building Automation Controls, and Water Chemistry. The work schedule is Monday through Friday, 6:30 a.m. to 3:00 p.m. plus additional hours for emergency calls and snow removal.

SALARY AND BENEFITS: Salary of $19.74 per hour. Benefits package includes Blue Cross/Blue Shield health insurance; eye care, dental, life and disability insurance; paid vacation and sick leave; a choice of IPERS or TIAA retirement plans, and a variety of additional optional benefits.
REQUIRED QUALIFICATIONS: Proficient with Building Access and Control Systems, Water Chemistry, Locksmith, and Carpentry. Minimum three years related field experience with extensive mechanical repair capability. Willing to train the right person.
PREFERRED QUALIFICATIONS: Industrial Trades program graduation or equivalent apprenticeship relevant to the responsibilities of this position is preferred.
PHYSICAL QUALIFICATIONS: Sufficient strength and physical dexterity to perform duties and responsibilities of this job including the ability to lift, carry, push, and pull objects which weigh up to 30 pounds frequently (motors, light fixtures, batteries) and heavier objects over 50 pounds occasionally (pumps, mechanical equipment). Bending, kneeling, crouching, and crawling, along with considerable walking and standing, are required.
EQUIPMENT USED INCLUDES: Key cutting machine, table saws, routers, portable power tools, miscellaneous hand tools, testing equipment, ladders, platform lifts, forklift, skid steer, and computers. A valid driver’s license is required.
RESPONSIBILITIES AND DUTIES:
• Maintain the Building Automation Control system for optimum utilization and energy efficiency. This specific task requires annual inspections and repairs which dictate multiple levels of electrical and mechanical abilities to disassemble, clean, repair or replace, and reassemble components. Monitor and adjust through the use of the Energy Management computer system all operations for proper room climate control. Conduct necessary tests of equipment to determine malfunctions or causes of breakdown assuring that required adjustments or corrections are made for proper functioning.
• Monitor and maintain Water Chemistry levels for all open and closed loop heating and cooling systems for optimum equipment performance. Daily monitoring and adjusting of water chemical treatment is a critical task to be performed to ensure boilers, chillers, heat exchangers and associated systems remain free of mineral deposits. Chemicals associated with water treatment require diligent safety practices to eliminate personal risk.
• Maintain the security of all College buildings through the Locksmith trade by installing, repairing and maintaining locks, keys, hinges, closures, related hardware and all associated database key records. Perform daily and emergency lock repairs. Cut keys and re-pin lock cylinders as needed.
• Install, maintain and repair building components of all types found in a commercial or education setting including, but not limited to, doors, windows, floors and ceilings, adhering to accepted procedures and techniques of the Carpentry trade. Layout, fabricate and assemble equipment as required using blueprints, technical manuals and utilizing power and hand tools.
• Follow and comply with all safety codes, regulations and established procedures. It is required to comply with all local and national safety codes. Safety updates and training programs will be provided and attendance is mandatory.
• Respond promptly to identify the needs of the College. Provide an effective customer service program through the recognition of customer sensitivity, meeting or exceeding customer expectations and delivering these services in a timely and responsive manner. Ability to work independently. At times, will be required to make emergency repairs at hours other than normally scheduled. Report significant conditions/situations to the Assistant Director of Facilities.
