Job Description

NRP - Job Description - Construction Project Manager - December 2024

Job requirements:

  • Clean Work Attire (company Shirts)
  • Reliable, punctual, organized
  • Ability to lead and delegate
  • Computer Skills – Yardi, Excel and Outlook
  • Excellent Communication acumen & follow up
  • Dispatch for all construction supervisors and personnel
  • Submit weekly total jobs report update to General Manager
  • Pre-Construction & Job Set up
  • Conduct all 1st time job walks with owner.
  • Create all Job Scopes – Coordinate with Owner
  • Assist in coordinating all blueprints, designs, engineering & specs for each job
  • Submit all paperwork for Permitting/track /pay fees
  • Oversee all specs, scheduling & Budget for accuracy and consistency
  • Job Estimating & Contract’s
    • Coordinate all sub-contractors on Job walks and obtain bids per plans and specs
    • Complete all Cost estimating per job as required
    • Prepare all owner contracts
    • Prepare list of all Vendors and Subs - execute all Sub-contractor Contracts
    • Track all sub-contractors and Vendors paperwork- licenses, insurance

  • Change orders and Billings
    • Prepare and submit all change orders as needed per job
    • Review all updated billings per job and budget vs actual reports with Division GM Monthly
    • Final Job Walks & Paperwork
    • Submit all final billings and change orders for processing
    • Coordinate the payments/lien waivers of all Sub contractors
    • Prepare, review and submit all final Job Reports/billing and reconciliation reports
    • Close out all permits
