The Regional Manager performs various asset management functions, with a focus on maximizing value and cash flow for a portfolio of multi-family properties. They are responsible for leading the teams tasked with the management of each asset and assisting staff in making decisions in the day to day operations. The successful candidate will be a driven, strategically minded individual with strong interpersonal skills. This position reports to the President.
Duties and Responsibilities:
· Oversight and leadership of property management teams (i.e. Property Managers, Leasing Agents, Maintenance Staff, Janitorial and other various employees).
· Monitor and track metrics to drive cash flows and property values, including but not limited to occupancy levels, lease renewals, timing of unit turns etc.
· Develop and monitor property marketing strategies and tracking of competitor market data.
· Regular and consistent travel to property sites to collaborate with PM teams, and ensure the team is equipped with the tools, resources, and the appropriate amount of direction needed to maintain properties to Northern Management’s superior standard.
· Serve as decision maker for tenant / landlord concerns.
· Oversee and ensure all building mechanical systems are in good working order, code compliant and inspected as appropriate (i.e. elevator, boiler, sprinkler and fire suppression systems, etc.).
· Proposing, procuring, and coordinating capital improvement projects.
· Collaborate with the Regional Manager Team in setting up organizational protocols to ensure the flow of appropriate information between departments, and ownership.
· Review and monitor curb appeal.
· Track maintenance issues and ensure they are resolved in a timely, cost effective manner.
· Foster and maintain positive client relationships.
Requirements:
· Must be able to lead, set and communicate clear expectations, provide direction as appropriate, track, monitor, and hold personnel accountable to the expectations and performance requirements that were set.
· Strong verbal communication and public presentation skills is a requirement
· Exceptional organization skills and ability to coordinate complex activities, prioritize conflict demands and meet deadlines.
· Experience reading income and expense statements preferred but not required; will teach the right candidate.
· Proficiency in real estate terminology and concepts is a plus but not required.
· Strong computer skills with a thorough knowledge of MS Word, Excel and outlook.

This job operates in a casual, respectful office environment. This role routinely uses standard office equipment such computers, smart phones, photocopiers, etc.

The physical demands described here are representative of those that must be met by an employee to perform the essential functions of this job. Prolonged periods of driving, walking through properties and around the property site, up and down stairs, sitting at a desk and working on a computer. While performing the duties of this job, the employee is required to stand, talk and listen.
POSITION TYPE AND EXPECTED HOURS OF WORK
This is a full-time exempt position with competitive compensation including benefits. From time to time duties and responsibilities may require evening work to hit deadlines and/or address emergencies. In state travel primarily during the business day, although some overnight travel may be expected.
