Our 100 -unit market-rate apartment building offers modern amenities, a welcoming community, and high-quality living in Alexandria MN. We’re seeking an experienced, organized, and customer-focused Resident Manager to join our team and help us maintain and enhance our reputation for excellence.
Responsibilities
Tenant Relations and Customer Service
- Be the on-site point of contact for residents, addressing questions, concerns, and complaints with professionalism and efficiency.
- Enforce lease agreements, building policies, and community guidelines.
- Organize community events to foster a positive and engaging environment.
Leasing and Marketing
- Show available units to prospective tenants and assist with leasing.
- Process rental applications, lease agreements, and renewals.
- Support marketing efforts to ensure high occupancy rates and tenant retention.
- Utilize property management software to streamline operations.
Building Operations and Maintenance
- Conduct daily inspections of the property to ensure cleanliness, safety, and functionality.
- Coordinate and oversee maintenance requests, vendor services, and on-site staff.
- Respond promptly to emergency situations, including after-hours calls when necessary.
Administrative Duties
- Collect and process rent payments and follow up on late payments.
- Maintain accurate tenant records and documentation of building operations.
- Coordinate move-in and move-out processes, including inspections and deposit reconciliations.
Compliance and Safety
- Ensure the property complies with all local, state, and federal regulations.
- Perform regular inspections of common areas and units to maintain safety standards.
Qualifications
- Experience: At least 2 years of experience in property management, leasing, or a similar role.
- Skills:
- Excellent communication and interpersonal skills.
- Strong organizational and time management abilities.
- Proficiency with property management software (e.g., Yardi, AppFolio, or similar).
- Basic knowledge of building systems and maintenance.
- Education: High school diploma required; bachelor’s degree in a related field preferred.
- Certifications: CAM (Certified Apartment Manager) or ARM (Accredited Residential Manager) certification is a plus.
Working Conditions
- On-site housing may be included as part of the compensation package.
- Must be available for occasional evening, weekend, and emergency on-call duties.
- Light physical labor may be required (e.g., climbing stairs, lifting up to 25 lbs).
