We are a leading property management company dedicated to providing exceptional living experiences for our residents. Our 100 -unit market-rate apartment building offers modern amenities, a welcoming community, and high-quality living in Alexandria MN. We’re seeking an experienced, organized, and customer-focused Resident Manager to join our team and help us maintain and enhance our reputation for excellence.

Responsibilities

Tenant Relations and Customer Service

  • Be the on-site point of contact for residents, addressing questions, concerns, and complaints with professionalism and efficiency.
  • Enforce lease agreements, building policies, and community guidelines.
  • Organize community events to foster a positive and engaging environment.

Leasing and Marketing

  • Show available units to prospective tenants and assist with leasing.
  • Process rental applications, lease agreements, and renewals.
  • Support marketing efforts to ensure high occupancy rates and tenant retention.
  • Utilize property management software to streamline operations.

Building Operations and Maintenance

  • Conduct daily inspections of the property to ensure cleanliness, safety, and functionality.
  • Coordinate and oversee maintenance requests, vendor services, and on-site staff.
  • Respond promptly to emergency situations, including after-hours calls when necessary.

Administrative Duties

  • Collect and process rent payments and follow up on late payments.
  • Maintain accurate tenant records and documentation of building operations.
  • Coordinate move-in and move-out processes, including inspections and deposit reconciliations.

Compliance and Safety

  • Ensure the property complies with all local, state, and federal regulations.
  • Perform regular inspections of common areas and units to maintain safety standards.

Qualifications

  • Experience: At least 2 years of experience in property management, leasing, or a similar role.
  • Skills:
  • Excellent communication and interpersonal skills.
  • Strong organizational and time management abilities.
  • Proficiency with property management software (e.g., Yardi, AppFolio, or similar).
  • Basic knowledge of building systems and maintenance.
  • Education: High school diploma required; bachelor’s degree in a related field preferred.
  • Certifications: CAM (Certified Apartment Manager) or ARM (Accredited Residential Manager) certification is a plus.

Working Conditions

  • On-site housing may be included as part of the compensation package.
  • Must be available for occasional evening, weekend, and emergency on-call duties.
  • Light physical labor may be required (e.g., climbing stairs, lifting up to 25 lbs).
