Property Manager
Overview
Currently hiring for a dynamic Property Manager to oversee the operational performance of a multifamily property. The ideal candidate will have a background in property management, business administration and be able to explain and respond to customer questions. The Property Manager will also perform any additional duties that come up, such as leasing, maintenance, or budgeting. We are looking for an enthusiastic person who enjoys a fast-paced environment and likes to work with people.
Job Duties
Scanning or mailing rent deposits
Distributing invoices, statements, violations, late notices, evictions, or letters to tenants
Working with the township, county and state officials/agencies and eviction attorneys and if necessary, issue and blight notices and appear in court on behalf of the park.
Show homes to prospective tenants.
Oversee the move in and move out of residents for mobile home sites includes preparing and executing of signing of lot leases and rules and regulations, collecting security deposits and doing move-in and move-out inspections with new and existing residents.
Maintain order in the park and ensure that everyone, including onsite park manager, employees, vendors and residents are complying with all state, local and park rules and regulations including but not limited to blight and safety issues.
Overlook overall maintenance of the park, including mowing, cleanup and safety of common areas and vacant lots, repairs on park owned homes, buildings and other park structures.
Oversee work of onsite/off-site contractors/workers performing daily maintenance duties, scheduled or emergency repairs. Keep track and record of on-site contractor billing hours.
Inspect the property for park rule violations and address all residents’ issues when they come up. Park Manager understands from time that she may be required to handle some “after hour emergencies” as part of her duties.
Agree to be a good example to all residents
Answer the phone when at work, during normal business hours (9am-5pm Mon-Fri) and return all calls regarding park business promptly.

Maintain a positive, productive relationship with tenants
Negotiate lease/contracts with contractors in a timely and reliable manner
Advertise and market vacant spaces to attract tenants
Acts as primary contact with tenants; directly involved with all aspects of property operations and daily administrative tasks.
Perform periodic regular property inspections. Recommends alterations, maintenance and reconditioning as necessary. Contracts for vendor selection and oversight.
Obtain bids and manage minor construction projects for remodeling and capital improvement projects.
Qualifications
Well organized with excellent time management skills
Prior experience in property management or in a related industry preferred but not required.
Excellent written and verbal communication skills providing for effective communication with residents, employees, peers, vendors, owners, etc. and to assist in efficient operations.
Computer software experience to include MS Word, MS Excel, Gmail, Google Drive, Manage America and related is preferred.
Able to multi-task in a fast-paced environment
Strong oral and written communication skills
Experience with resident move in/ move out and high retention
Highly motivated with a can-do attitude
Great attention to detail
Deadline driven
Self-motivated with the ability to adapt to changes quickly
Career minded, willingness to advance
Job Type: Part-time
Pay: $14.00 - $17.00 per hour
Expected hours: 20 per week
