Responsibilities:
Financial Management:
- Collect rent and other payments from tenants.
- Manage property finances, including approving invoices and maintaining accurate records.
- Prepare regular financial reports for review.
Property Maintenance & Improvement:
- Supervise and coordinate property maintenance and repair work.
- Ensure properties comply with all health and safety regulations.
- Proactively identify and recommend property improvements to enhance value and resident satisfaction.
Leasing & Occupancy:
- Develop and implement marketing strategies to attract and retain tenants.
- Show properties to prospective tenants and handle inquiries.
- Negotiate lease agreements and renewals.
- Conduct thorough tenant screening, including background checks and credit reports.
Tenant & Community Relations:
- Foster positive relationships with tenants and address their concerns promptly.
- Enforce lease terms and conditions fairly and consistently.
- Manage and, carry out eviction procedures.
- Actively engage with the local community to promote a positive image for the properties.
Compliance & Reporting:
- Maintain detailed records of property conditions, income, and expenses.
- Ensure compliance with all applicable local, state, and federal laws and regulations.
- Stay up-to-date on industry best practices and Fair Housing regulations.
- Utilize property management software to optimize operations and reporting.
Qualifications:
- Proven experience in property management, with a successful track record in leasing and tenant relations.
- Strong understanding of landlord-tenant law, Fair Housing regulations, and Section 8 programs.
- Excellent customer service, communication, and interpersonal skills.
- Proficient in using property management software and other relevant technology.
- Strong organizational and time management abilities.
- Ability to work independently and as part of a team.
