Description : SUMMARY / OBJECTIVE

The Leasing Consultant is responsible for coordinating all activities related to apartment rentals, move-ins and move-outs, and lease renewals. This position is also responsible for interacting directly with prospective and current residents to achieve maximum occupancy and ensure resident retention. Schedule includes some Saturdays. The Leasing Consultant reports to the property manager.

ESSENTIAL FUNCTIONS

  • Responding to potential tenant interest for rental properties on the telephone, in-person and via digital platforms.
  • Showing properties, answering questions, and finalizing terms of leases.
  • Establishing tenant expectations for security deposits, procedures for rent and amenities that will be part of the lease.
  • Preparing potential tenant background checks, including reference letters, rental history, income verification and lease application.
  • Properly executing all terms of a lease and taking needed steps in the case of a defaulting tenants.
  • Performs other related duties as assigned.

  • Demonstrated sales experience in a professional setting

  • Superior telephone skills
  • Experience resolving client conflict in a relationship strengthening manner.
  • Ability to read, write, understand and communicate in English.
  • Ability to use a personal computer with working knowledge of email, Microsoft Word, Excel, and other types of internet compatible software.
  • Ability to use general office equipment, such as telephone, fax machine, printer, and copier.
  • Excellent customer service and interpersonal skills; ability to relate to others.
  • Professional verbal and written communication skills.
  • Strong organizational and time-management skills.
  • Ability to perform mathematical and accounting functions.
  • Montana Driver’s License.
  • Ability to work independently.
  • Ability to work with confidential information.
  • Ability to work independently and in a collaborative manner, as a member of a project team.
  • Ability to prioritize, self-direct and manage multiple projects, objectives, and deadlines.
  • Ability to relate professionally with contractors, vendors, residents, owners, and employees.
  • Ability to be flexible to change in work plans.
  • Ability to maintain a professional personal appearance.
  • Ability to adapt to various training types, including online, interactive webinar, in-person one-on-one and in groups.
  • Familiarity with laws, regulations, and best practices applicable to fair housing.
  • Proficient with Microsoft Office Suite and Adobe PDF. Experience using Yardi a huge plus.

  • EDUCATION AND EXPERIENCE

  • Education : High school diploma or equivalent required.
  • Experience : 1-2 years of hospitality, office management or administrative experience. Professional training may substitute for experience.

  • Physical : Frequently required to perform moderately difficult manipulative tasks such as typing, writing, etc. Must be able to walk, stand, and sit for extended periods. May be asked to lift up to 25 lbs.
  • Sensory : Frequently required to read documents, watch training videos, and read numbers on a computer screen. Must be able to distinguish normal sounds with some background noise, as in accepting phone calls, interacting with management, co-workers, and other staff, etc. Must be able to speak clearly and understand / be understood using the English language.
  • Cognitive : Frequently required to concentrate on intense detail with constant interruption. Must be able to attend to a task / function for 1 hour or more. Frequently required to understand and relate to specific ideas, several at a time. Must be able to remember multiple tasks / assignments given to self and others over a period of several days.
  • Environmental Conditions : Dust, potential loud noises, glare from computer screens, heat, and air conditioning.
  • Equipment : Frequently required to use a computer, mouse, keyboard, scanner, telephone, copier, and fax machine.
