Primary Responsibilities:
The Regional Financial Performance Manager is responsible for the financial and operational success of a market-leading portfolio. As the Regional Financial Performance Manager, you will be responsible for budget management and financial reporting, resident experience, and ensuring the execution of effective marketing and leasing strategy.
Essential Functions
- Positively impact the financial performance of assigned portfolio to ensure NOI is met or exceeded.
- Review operating statements and budget reports with Community Managers monthly to find areas for improvement.
- Analyze expenses and give feedback on how site teams can optimize additional income opportunities.
- Curb appeal, amenity spaces and tour paths are compliant with NWR standards.
- Conduct monthly audit of administrative operational tasks to ensure compliance
- Review weekly leasing statistics to ensure team member’s strengths are aligned with tour assignments.
- Support Community Manager and Asset Manager in the annual budget process.
- Utilize appropriate reports and data to make informed strategic decisions to optimize leasing, pricing, and marketing strategy.
- Review work schedules to ensure staffing hours and day meets the needs of the property.
- Ensure that the Community and Service Manager are verifying quality of services that are rendered by vendors and contractors
What you bring to the role:
- 3-5 years of experience as a Regional Property Manager and 3 years in Multi-Family Property Management (CAPS, CAM, CPM preferred)
- Capable of managing multiple projects simultaneously while maintaining full accountability for delegated tasks
- Ability to analyze financial reports and document the findings in a professional, written report
- Strong judgment and make defendable decisions in urgent and emergency situations
- Ability to travel with regularity throughout the portfolio, even as portfolio assignment changes
- A drive to exceed expectations and a willingness to lead others to do so
- High emotional intelligence, adaptability, and strategic thinking.
