ESSENTIAL DUTIES AND RESPONSIBILITIES

- Employs and trains sufficient numbers of personnel to meet the maintenance needs of the facility and to carry out all responsibilities and functions as outlined in the policies and procedures.
- Supervises maintenance staff to perform maintenance tasks, including routine written preventative maintenance program, in order to keep entire facility and grounds as maintenance problem free as possible.
Promotes a safe resident environment and adhere to established safety policies and procedures. - Schedules employees' hours to cover facility's maintenance workload.
- Audits and approves maintenance time cards.
- Serves as Safety Officer and is responsible to all related campus programs.
- Surveys the outer building and grounds and instructs maintenance as to needs.

Observes the general condition of the housekeeping, laundry and facility equipment, such as electric, plumbing and carpentry; instruct maintenance as to needs or insure that the proper professional service companies are advised of needs.
- Visits directly with residents to survey their opinions, feelings/comfort with service and care provided by department.
- Enforces all policies included in the Employee Handbook.
- Observes the general condition of the housekeeping, laundry and facility equipment, such as electric, plumbing and carpentry; instruct maintenance as to needs or insure that the proper professional service companies are advised of needs.
- Visits directly with residents to survey their opinions, feelings/comfort with service and care provided by department.
- Enforces all policies included in the Employee Handbook.
- Plans and/or attends department specific and facility-wide in-service education programs, keeping attendance records as appropriate.
- Works closely with all other and administrative staff to promote and maintain effective team management and resident care.
- Manages the personnel, fiscal and supply resources of the maintenance department within approved budgetary guidelines.
- Accomplishes all tasks and responsibilities of the maintenance department in compliance with Federal Medicaid and Medicare certification and other State and Federal licensure and certification body rules and regulations, and maintains current knowledge and understanding of the same.
Respects and maintains residents' dignity, individuality, privacy and confidentiality. -
Promotes positive public relations for the facility.
- Maintains facility vehicles in a safe working order.
- Carries out other duties related to the maintenance department as assigned by management.
