Job Title: Large Project Manager
Job Summary: The Large Project Manager is responsible for providing overall project management, focusing on larger, complex, or fast-track projects ranging from $250,000 to $5 million. This role involves complete oversight of construction projects, from bid preparation through final client acceptance, ensuring compliance with Notch and customer requirements. The Large Project Manager will act as a liaison with clients, provide technical assistance, and ensure projects are executed within budget and on schedule. This position reports to the VP of Estimating, and Project Management and requires the ability to manage, document, and complete projects efficiently and cost-effectively.
Essential Functions and Responsibilities:
- Client Interaction: Assess project scope of work and resources required; maintain customer relationships and represent the company in meetings.
- Estimating and Budgeting: Provide input during the estimating phase and review the final estimate for project execution; monitor construction to ensure it aligns with design, budget, and schedule. Responsible for project financial oversight, budget tracking, and direct profit and loss responsibility.
- Measurement and reporting: Provide timely, accurate estimates of physical work completion, costs remaining to complete, and anticipated contract changes utilizing standardized tools and reporting methods.
- Project cash flow management: Understand each contracts billing terms and working with the billing administrator, maximize cash flow by billing timely in alignment with project progress and obtaining change orders promptly.
- Project Scheduling: Develop and maintain electronic project schedules throughout the project's duration.
- Crew Management: Inform and direct crew leaders to ensure on-time, on-budget completion; set expectations and goals for crew leaders.
- Technical Support: Provide interpretation of drawings, construction method recommendations, equipment selection, and troubleshooting for craft personnel.
- Material and Equipment Management: Procure materials, rent equipment, hire subcontractors, and identify special equipment needs.
- Contract Management: Initiate and maintain contracts, extra work estimating, and change orders; verify code, drawing, and specification compliance.
- Documentation: Prepare, disseminate, and maintain all required documentation such as status reports, punch lists, sketches, material calculations, etc.; maintain project documentation.
- Other Duties: Perform additional assignments as directed by the supervisor and maintain responsibility for project profitability.
Functional Requirements:
- Communication Skills: Excellent verbal and written skills.
- Organizational Skills: Strong project management and organizational abilities.
- Technical Proficiency: Proficient in Windows environment including Word, Excel, and MS Project. Knowledge and application utilization of Procore and StructShare preferred.
Education and Experience:
- Education: BS in Engineering, Business Management or Construction Management preferred.
- Experience: Thorough knowledge of piping, plumbing, refrigeration, contract design, estimating, and project management; experience in high purity projects preferred. Extensive trade knowledge in mechanical construction, industry, and piping.
- Software Skills: Previous extensive experience with construction equipment, techniques, drawings, and specifications required.
Physical Requirements:
- Able to access active construction sites, including remote areas via ladders, tunnels, and crawlspaces.
- Prolonged periods sitting at a desk and working on a computer.
- Must be able to lift fifteen pounds.
