Job Summary:
We are seeking an experienced and highly motivated Maintenance Supervisor to oversee the maintenance operations of a multi-family property. The ideal candidate will be responsible for managing and supervising the maintenance staff, ensuring the property is well-maintained, and addressing any maintenance needs that arise. This role requires strong leadership skills, expertise in electric, plumbing, HVAC, and general construction, and the ability to efficiently handle work orders, unit renovations, and turnover processes.
Key Responsibilities:
- Staff Management & Leadership:
- Supervise, train, and schedule maintenance team members to ensure effective and efficient completion of tasks.
- Provide guidance and support to staff to ensure high standards of performance and professionalism.
- Perform performance evaluations and recommend development plans or training as needed.
- Work Order Management:
- Ensure all maintenance work orders are completed in a timely and efficient manner.
- Prioritize urgent and routine maintenance requests and oversee the resolution of any issues.
- Maintain records of work orders, completed tasks, and future maintenance needs.
- Unit Renovations & Turns:
- Oversee and manage unit turnover processes, ensuring apartments are fully prepared for new tenants.
- Coordinate and supervise renovation projects as necessary, including painting, flooring, and general repairs.
- Ensure all units meet or exceed company standards before move-in.
- Inventory Management:
- Maintain an organized inventory of maintenance supplies, tools, and equipment.
- Ensure inventory is properly stocked and order supplies as needed, minimizing downtime and operational delays.
- Ensure proper usage and care of tools and equipment to extend their lifespan.
- Preventive Maintenance & Repairs:
- Conduct regular inspections of the property to identify maintenance needs and proactively address potential issues.
- Perform or oversee repairs in areas such as electrical systems, plumbing, HVAC, and general construction.
- Ensure all systems are functioning properly and maintain compliance with all safety regulations and building codes.
- Budget & Cost Control:
- Assist the Property Manager in budgeting for maintenance costs, including supplies, repairs, and renovation projects.
- Monitor expenses and make recommendations to keep costs within budget while maintaining the quality of work.
- Safety Compliance:
- Ensure all maintenance staff follow safety protocols and OSHA guidelines.
- Conduct regular safety checks on the property and equipment.
- Report any hazards or safety concerns promptly to management.
Qualifications:
- High school diploma or equivalent required; relevant certifications in HVAC, plumbing, or electrical work a plus.
- Minimum of 5 years of experience in property maintenance, with at least 2 years in a supervisory role.
- Strong knowledge of general maintenance practices, including electrical, plumbing, HVAC, and construction.
- Proven experience managing a maintenance team and overseeing unit renovations and turns.
- Ability to troubleshoot and resolve maintenance issues efficiently and effectively.
- Strong organizational, communication, and leadership skills.
- Ability to work independently and manage multiple priorities.
- Familiarity with maintenance management software (e.g., Yardi, AppFolio, or similar) is preferred.
- Valid driver’s license and reliable transportation.
Physical Requirements:
- Ability to lift and carry heavy equipment and supplies (up to 50 lbs.).
- Ability to perform physical tasks, including climbing ladders, bending, kneeling, and working in various weather conditions.
