This role is critical in ensuring operational efficiency, financial oversight, and tenant satisfaction while managing both ongoing maintenance and long-term capital improvement projects. Description :
The Property Manager will be responsible for the day-to-day oversight of a diverse commercial property portfolio. Key responsibilities include budget creation and management, vendor selection and supervision, lease administration, and ensuring compliance with lease covenants. This role involves working closely with third-party property managers, overseeing maintenance projects, and handling tenant relations. The ideal candidate will be highly analytical, detail-oriented, and proactive in problem-solving, ensuring all properties operate efficiently while maximizing asset value.
Responsibilities :
- Oversee third-party property managers on select assets.
- Conduct regular property inspections and implement necessary improvements.
- Develop and manage annual budgets for operating and capital expenses.
- Track and reconcile tenant rent payments and Common Area Maintenance (CAM) charges.
- Solicit bids, vet, and supervise third-party vendors for maintenance and repairs.
- Manage and oversee property improvement projects, both tenant and building-related.
- Ensure accurate record-keeping and property file maintenance.
- Coordinate lease administration and facilitate property sales when necessary.
- Monitor compliance with lease agreements for both tenants and landlords.
