FLSA Status: Non-Exempt

Salary Range: $95K to $115K
Summary: Responsible for reviewing each mortgage file for an applicant�s work history, credit history, and all liabilities and assets contained on a mortgage loan application, along with any other information required for loan decision.
Duties and Responsibilities include the following. Other duties may be assigned.

- Complete thorough manual analysis of mortgage loan files to determine compliance with company and investor guidelines and matrices to ensure salability of closed loans.
- Analyzing loan risk and requesting additional documentation as necessary.
- Reviewing loan conditions as resubmitted.
- Making loan eligibility decisions by approving or rejecting loans, documenting the loan file appropriately and communicating the decisions effectively to all necessary parties.
- Calculate the borrower�s income and analyze their ability to repay the mortgage obligation.
- Ensure one all information is gathered that it is accurate, compliance standards are met, and the decision is in line with company policies and guidelines.
- Maintain company service level and turn-time standards.
- Respond to audits and post-closing issues in a timely manner.
- Maintain working knowledge of Non-QM, TPO and/or NDC guidelines and policies.
- Request exceptions and scenarios as needed.
- Submit initial file and conditions to investor when necessary. Regularly check status of files with investor for completion of exceptions, initial review, and conditions cleared.
- Mentor operations staff on underwriting deficiencies and calculation errors.
- Performs other related duties as assigned.
