What are the responsibilities and job description for the Paralegal - Location Development and Contracts position at NRSI?
Under the supervision of the Associate General Counsel, the Location Development – Contracts Assistant/Paralegal shall be responsible for the following:
Location Management
1. Maintain location folders on the H Drive;
2. Maintain AP Master List, and Lease Information spreadsheets for Company-wide use;
3. Assist Counsel as directed with location acquisition, i.e. contact brokers, landlords;
4. Conduct preliminary research on potential locations and update Potential Locations spreadsheet;
5. Maintain and create binders to file documents for the locations;
6. Add new locations to the database and update information for PM, LL, lease dates, TI, options, etc.;
7. Gather W9 for security deposit and submit deposit to the LL;
8. Correspond with the PM and LL about leasing, property issues and coordinates with PM for signing documents;
9. Calendar and prepare notices to exercise renewal options;
10. Draft and review amendments and tenant estoppel certificates;
11. Provide outside accounting firm with copies of all leases, amendments, and contracts with summaries of material terms;
12. Inform all necessary departments of a new lease or amendment;
13. Attend construction meetings and take detailed notes;
14. Complete Microsoft Planner cards for locations; and
Property Management Issues
1. Issues that are quasi-legal and have the potential to be expensive or related to agency action come to me and are escalated to counsel as required.
2. Research the issue, gather documentation, and correspond internally/externally as needed to address the issue.
Contract Management:
1. Intake and return of contracts;
2. When an executed contract is received scan to Legal/Contract/Year folder and Accounting/Contract/Year folder;
3. Update Contact database with new information;
4. Provide Accounts Payable with Contract payment information
