What are the responsibilities and job description for the Senior Loan Officer, Sales – Home Loan Center position at Numerica Credit Union?

SUMMARY:
With the goal of enhancing lives, fulfilling dreams and building communities this position proactively solicit new residential mortgage loans that meet established loan quality and production goals. Identify, develop and maintain a network of outside business relationships that serve as a recurring source of referrals for new mortgage lending opportunities, via Realtors, Builders, Financial planners in the local community. Ensure exceptional member service by maintaining through knowledge of lending programs, policies, procedures and regulatory requirements, demonstrating a commitment to professional ethics, complying with Credit Union, federal and state regulations, laws, and polices.
Pre-qualify applicants to determine the proper loan program, keep the applicant, vendors and other interested parties informed on the status of the application and process the loan request as needed without assistance. Responsible for loan origination and file structuring. Obtain and validate all documents. Review Automated Underwriting system conditions ensuring that the loan meets eligibility, underwriting guidelines, and assist in satisfying conditions for closing when needed.

- Responsible for meeting individual and department mortgage loan production goals supporting overall Credit Union goals.
- Provide guidance and information relevant to the risks and benefits of each mortgage lending program the applicant is qualified for; effectively explain and communicate the terms of each product, and ensure all necessary documents are signed by the borrower.
- Analyze detailed financial and credit data, matching the applicant’s needs with an appropriate loan program.
- Gather all initial documentation required based upon the applicant’s selected loan program and all disclosure requirements.
- Understand and effectively apply mortgage lending policies and procedures to all mortgage lending situations. Provide valuable input to Loan Procedures manuals, including updates, revisions, and the creation of new policies and procedures.
- Maintains knowledge and adheres to all BSA regulations and compliance standards on internal and external policies.
- Have a thorough knowledge of conventional, FHA, VA and special home loan programs.
- Be familiar with all regulations governing credit union lending, with particular emphasis on rules and regulations governing real property lending on home loans and secondary emphasis on home equity loans.
- Have a thorough understanding of home loan computer system including mortgage underwriting, processing and tracking programs, and NCU's home loan website.
- Develop mortgage loan business: Work assigned branches and culitivate those leads, call on home builders, realtors and others outside the Credit Union to highlights NCU home loan programs and generates applications for home loans.
- Assist HLC staff with applications they are working on for home loans. Work with staff in analyzing and solving situations that may arise in the home loan application and loan process and provide support to staff on complex loans and escalating issues.
- Provides effective service by interviewing and qualifying applicants’ home loans. Determines applicant needs and discuss loan options. Assists applicants in completing the loan application package.
- Submit complete and accurate applications into the computerized loan application/processing system, providing individuals with all required disclosures and obtaining all necessary support documents, including appropriate up front fees.
- Negotiate terms and conditions of loans with members in accordance with credit union policies and procedures.
- Process the approved and rejected files by communicating oral and underwriting decisions and conditions to the members and realtors on property and loan.
- Review and analyze all documentation received and determine acceptability.
- Cross-sell borrowers on benefits of utilizing other credit union services.
- Performs other functions that might be needed from time to time to assist others to complete tasks and work assignments.
- Effectively incorporates concepts of CML and CARE Principles in daily behaviors and interactions: Connects with internal/external members, Anticipates needs, Relates to each member, Enhances each member’s experience.
SUPERVISORY RESPONSIBILITIES:
None required
PERFORMANCE STANDARDS:
Accuracy in documentation from application to closing documentation following established policies, practices, and procedures for lending and collection. Ability to close a minimum of 5 loans or $500,000 in volume per month, with 50% being purchase money loans. Ability to solve practical problems and deal with a variety of concrete variables and situations. Ability to interpret a variety of instructions furnished in written form, including but not limited to: Loan Policy and Procedure Manuals, Regulation Z, The Fair Credit Reporting Act, and Mortgage Lending regulation. Professional in appearance and attitude. Utilizes interpersonal skills effectively in a team environment.
EDUCATION and/or EXPERIENCE:
Five years’ experience in the mortgage industry, and/or training in a financial institution, mortgage company etc., or equivalent combination of education and experience.
LANGUAGE SKILLS:
Ability to read and interpret documents such as credit bureau reports, dept to income ratio reports, appraisals, tax returns and policy and procedure manuals. Ability to read and write routine reports and correspondence. Ability to speak effectively with borrowers, Realtors and other employees of the credit union.
INTERPERSONAL SKILLS:
A significant level of leadership trust and diplomacy is required, in addition to normal courtesy and tact. Work involves extensive personal contact with others and/or is usually of a personal or sensitive nature. Work will involve motivating or influencing others. Outside contacts become important and fostering sound relationships with other entities, companies and/or individuals, become necessary.
CERTIFICATES, LICENSES, REGISTRATIONS:
The employee is to be eligible to be registered as a loan originator with the appropriate state or federal agency.
OTHER SKILLS and ABILITIES:
- Demonstrated PC skills, including Microsoft Office Suite, access the credit union’s accounting system and member account information. Basic input, output, error correction, general ledger account structure knowledge essential to be able to perform the job.
- Spreadsheet application knowledge desirable, but not absolutely essential.
- Ability to perform under pressure in a team environment. Ability to work independently with very limited supervision, and as a team member.
- Discretion in decision making and sound judgment in problem solving.
- Solid time management skills with ability to organize, prioritize, and perform multiple tasks simultaneously.
- Ability to adapt to change within working responsibilities, be it internal, market or regulatory driven.
- Additional hours as necessary to accomplish objectives, goals and projects.

Commission: 0bps - 80bps, determined by total gross loan volume. Basis points are applied to net volume of internal and self-sourced and Private Banking loans. Incentive programs will be reviewed regularly allowing Numerica the ability to make changes/revisions as deemed necessary.
