What are the responsibilities and job description for the Real Estate Essential Service Coordinator position at O'Reilly Auto Parts?
This role will be responsible for designing and coordinating all essential utility services for new stores. The Coordinator will research, analyze, and report on energy usage and serve as the point of contact for utility providers.
ESSENTIAL JOB FUNCTIONS
Contact all utility design-engineers for assigned projects; coordinate any issues that may arise and track all correspondences.
Manage all utility service requests, including initial requests, paying fees associated with new service, verifying receipt of deposits and service turn on, and confirming all inspections completed.
Notify and follow up with internal departments in regards to required easements.
Work with internal construction for any DOT permits required for utility service.
Oversee utility demolishing to ensure “clean” construction site for contractors.
Coordinate any field site visits with appropriate parties.
Oversee/determine utility contact information for new locations (i.e. what electric company services new location), find meter numbers, etc.
Notify store maintenance of any possible leaks or maintenance issues related to utilities.
Work with property management on sub metered locations.
Oversee and verify all Construction Utility Forms in Lucernex.
Work with the finance department to identify overcharges and account issues with utility companies.
Work with Finance Department on high P&L Statements and report back with findings (i.e. water leak, billing error)
Work to establish O’Reilly as a national account and make new contacts for accounts.
Maintain all contact information for utility providers.
Track and keep all account, meter, and premises numbers up to date.
Track all surplus utility accounts, ensure accounts are coded correctly, and closed as needed.
All other duties as assigned.
SKILLS/EDUCATION/KNOWLEDGE/EXPERIENCE/ABILITIES
Required:
High School diploma or equivalent (GED)
2 years administrative/secretarial experience
Working knowledge of utility services and companies
Excellent verbal and written communication skills
Basic computer skills
Ability to handle and process highly confidential material
Ability to manage multiple tasks and deadlines simultaneously
Work well in team environment
Desired:
Proficient in Outlook, Microsoft Word and Excel
