Job Description: Maintenance Supervisor for Skilled Nursing Facility
Job Summary:
The Maintenance Supervisor is responsible for overseeing the maintenance operations of the skilled nursing facility, ensuring a safe, well-maintained environment for residents, staff, and visitors. This role includes the management of maintenance staff, coordination of maintenance tasks, compliance with safety regulations, and maintaining all facility equipment and systems. The supervisor plays a critical role in promoting a high quality of life for residents through effective maintenance and repair services.
Key Responsibilities:
- **Supervision of Staff:**
- Lead and supervise the maintenance team, including hiring, training, scheduling, and evaluating performance.
- Foster a positive work environment, promote teamwork, and ensure staff adheres to policies and procedures.
- **Facility Maintenance:**
- Oversee routine maintenance and emergency repairs of all facility systems, including plumbing, electrical, HVAC, and general building repairs.
- Develop and implement preventive maintenance programs to extend the lifecycle of equipment and reduce downtime.
- Coordinate repair and maintenance projects with external vendors and contractors as necessary.
- **Regulatory Compliance:**
- Ensure compliance with health, safety, and environmental regulations, including OSHA and local building codes.
- Prepare for and assist with inspections by regulatory agencies, ensuring all necessary documentation is up to date.
- **Budget Management:**
- Assist in the preparation and management of the maintenance budget, ensuring cost-effective practices and efficient use of resources.
- Monitor and control expenditures; identify opportunities for cost-saving initiatives.
- **Inventory Management:**
- Maintain an inventory of maintenance supplies and tools, ensuring adequate stock levels are kept.
- Order materials and supplies as needed for maintenance operations.
- **Emergency Preparedness:**
- Develop and implement emergency response plans for facility-related incidents.
- Conduct regular drills and training for staff related to emergency maintenance procedures.
- **Communication:**
- Serve as the primary contact for maintenance issues and communicate effectively with residents, families, staff, and management.
- Document maintenance activities, work orders, and resident requests in the facility's maintenance management system.
Qualifications:
- **Education & Experience:**
- High school diploma or equivalent; technical certification in facilities management or related field preferred.
- Minimum of [5] years of maintenance experience, with at least [2] years in a supervisory role, preferably in healthcare or skilled nursing environments.
- **Skills:**
- Strong knowledge of plumbing, electrical, HVAC, and building maintenance practices.
- Excellent leadership and team management skills.

- Proficient in using maintenance management software and Microsoft Office Suite.
- **Certifications:**
- Certifications in relevant areas (e.g., EPA, OSHA, HVAC, fire safety) are desirable.
- CPR/First Aid certification preferred.
Physical Requirements:
- Ability to lift and carry heavy objects (up to 50 lbs).
- Ability to stand, walk, and use hands for extended periods.
- Ability to work in confined spaces and at heights.
Work Environment:
- The position may require occasional evening, weekend, or holiday work to address facility emergencies or special projects.
- Exposure to environmental conditions, including inclement weather and potentially hazardous materials.
