YOUR ROLE AS A PROPERTY MANAGER
As a new Property Manager at Oakbrook Corporation, you will be expected to demonstrate exceptional integrity and accountability in all daily tasks. Your role will involve actively engaging with residents, fostering communication that builds trust and approachability. You will regularly assess property needs and address concerns, employing your problem-solving skills to navigate any challenges that arise. Each day will require you to prioritize results-driven strategies while cultivating peer relationships to enhance team collaboration. Additionally, you will be responsible for overseeing property maintenance, coordinating with vendors, and ensuring that tenant satisfaction is at the forefront of your efforts.
This hands-on position demands that you contribute to developing self and others by mentoring team members and fostering a positive work environment that reflects our core values.
DUTIES & RESPONSIBILITIES
- Promptly & professionally responds to resident and employee inquiries
- Maintains resident, staff, owner, and vendor relationships
- Supervises and trains property staff
- Prepares & monitors budgets as needed (Building operating expenses, capital budgets, capital expenditures)
- Prepares monthly reports, lease summaries and abstracts and gathers data
- Ensures correct coding of invoices and approve payments
- Reviews all leases
- Coordinates collection procedures on delinquent residents
- Coordinates resident improvements, move-ins, and move-outs
- Meets occupancy goals
- Markets the property according to Fair Housing guidelines and Resident Selection Plan
- Oversees and manages all property inspections (Investor, HUD, State Agency, etc.)
- Responds to after-hour emergencies when appropriate (maintenance handles most calls)
- Process move-ins and re-certification files to include income and asset verification
- Demonstrates and follows the Oakbrook Values
- All other duties as assigned
KNOWLEDGE, SKILLS, & ABILITIES
- Supervisory experience
- Experience in residential property management or similar
- Experience in Affordable Housing (Sect 42)
- Extraordinary interpersonal & communication skills
- Physically able to perform regular inspections of the property, with or without accommodations
- Software application experience (MRI, VMS) and computer skills
- Must possess a valid driver's license
