What are the responsibilities and job description for the General Maintenance position at Occupational Training Center?
Under the direction of the Maintenance Supervisor, manages all aspects related to the operations, maintenance, equipment, and repair of all assigned buildings and grounds in accordance with the Statement of Work as outlined by management.
JOB DESCRIPTION:
- Ensure timely and effective delivery of building services in compliance with statement of work (S.O.W).
- Reviews all building service requests submitted by the department to include; physical alterations, repairs, furniture moves, exterior and interior landscaping, heating and air complaints, elevator maintenance, and general housekeeping services (Janitorial), and assigns priorities and work orders to general maintenance worker or contract vendors as required.
- Conducts periodic physical inspections of building systems, grounds and notes potentially or actively problematic conditions, determines nature and extent of needed repairs, identifies and obtains personnel required to perform work.
- Ensures the timely and qualitative completion of all projects.
- Prepares reports regarding preventative maintenance and related matters.
- Maintains a log of all projects, including personnel assigned equipment, materials and supplies utilized, work completed, and time spent.
- Willingly and effectively cooperates with OTC, The Department of Human Services, The Division of Developmental Disabilities (DDD), and other licensing or state agency or local municipalities in any inspections and investigations, upon request.
JOB REQUIREMENTS:
- Knowledge of the methods used to repair and maintain mechanical equipment, and various types of buildings and structures.
- Knowledge of techniques, tools, and procedures used to conduct inspections of varied types of mechanical equipment required in the operation of a facility.
- Ability to identify and analyze the technical problems involved in the operation and maintenance of mechanical equipment, as well as in the maintenance and repair of buildings and grounds; and to identify methods by which to resolve said problems.
- Ability to work with a diversified group of workers including individuals with disabilities in the operation and maintenance of refrigeration, water, carpentry, plumbing, painting, minor electrical work, masonry, plastering and other types of maintenance work.
- Ability to maintain records and communicate effectively (orally and in writing) regarding building operations and maintenance.
- Valid driver license with acceptable driving record as set by OTC’s Insurance Carrier.
- Successful completion of drug screening.
- Hours are 7:00AM-3:30PM M-F. Some weekends required.
Necessary Special Requirements
- Employee should agree to have their name verified against the Central Registry of offenders against individuals with developmental disabilities.
- Employee shall submit to drug testing prior to employment and agree to submit to drug testing upon random selection and for cause.
