Job Summary
The Revenue Manager leads revenue strategy process, inventory management, and analysis activities for a multi-property portfolio of hotels. The Revenue Manager is responsible for managing rooms and space inventory and ensures inventory is allocated and restricted properly to maximize revenue and profits.
Essential Duties and Responsibilities
- Conducts revenue management calls with hotel teams to assist with performance issues, strategy, forecast, and process implementations.
- Analyzes and forecasts demand to identify effective selling strategies, oversell strategies, market mix optimization, and usage of distribution channels for overall hotel profitability.
- Ensures all rate plans, packages, and hotel sales strategy information is built in the hotels' inventory systems.
- Monitors all distribution channels to maintain effective rate and inventory management and pricing strategies.
- Prepares hotel level forecasts to ensure accuracy and executes proactive adjustments of strategy where needed to mitigate losses or maximize gains.
- Executes displacement analysis to guide property leaders' business decisions.
- Coordinates with hotel management teams to drive results through effective training and coaching including developing hotel specific action plans to create additional production and revenue.
- Performs numerical analysis of data to formulate conclusions, develop solutions and presents findings to hotel leaders, corporate teams, ownership, and investors.
- Prepares and distributes bi-weekly flash report detailing recent demand and price changes to property teams.
- Collaborates with interdepartmental teams to ensure a high level of efficiency and communication.
- Reviews and updates OTA sites to maintain current offerings and amenities.
- Analyzes and develops competitive hotels, demand generators, and seasonal trends to help guide year-round strategies.
- Projects market trends and position relative to competitors to ensure all hotels in the impacted area are properly positioned.
- Maintains comprehensive knowledge and understanding of national and local economic trends to determine impact on hotel revenues.
- Develops and maintains an evaluation program to ensure results from consolidated revenue management decisions, various marketing, value added, and pricing programs are delivering the expected contributions to RevPAR and profits.
- Identifies and assists implementation of brand pricing, promotional, marketing and eCommerce initiatives and recommendations.
- Participates in forecasting, budgeting, and the development of the annual marketing plan.
- Ensures regular reporting is captured and stored for historical perspective and comparison.
- Prepares BT analysis and advice to property teams and leadership to assist in the annual RFP season.
- Works collaboratively with above property leadership and communicates changes in trends and forecasts in a timely manner.
- Performs additional responsibilities as assigned by leadership.
