What are the responsibilities and job description for the Building Maintenance Coordinator position at OGDEN & COMPANY, INC?
Ogden & Company, Inc. is looking to fill a position of Building Maintenance Coordinator at one of our managed properties in the Milwaukee - Bay View Area. The Building Maintenance Coordinator will have a strong understanding of general maintenance processes and methods. Full time 40 hours per week onsite with Emergency On call response 24/7.
Essential Duties and Responsibilities
- Basic understanding of electrical, HVAC and plumbing systems
- Plumbing: Common areas plumbing and basic plumbing needs
- Electrical: Breaker needs, common area lighting
- HVAC: Verification of monitoring systems for the boiler and chiller
- Certified Pool Operator (CPO Certified)
- May through September testing the pool 2 times per day with documentation and adding needed chemicals.
- Scheduling spring open and winter close of the pool
- Clean deck, chairs daily around the pool
- Check garbage as needed
- Monitor grill area and keep clean
- Daily inspections of all common areas of the building and grounds
- Checking security and safety issues as they arise
- Create and maintain building maintenance manuals
- Schedule routine maintenance services with contracted service providers
- Assist with onsite needs for procuring bids for necessary repairs and ongoing services
- Provide access to maintenance areas for vendors of both the common areas of the building and owner equipment areas
- Touch up to full painting of common areas including hallways, woodwork, railings and around the outside grounds as needed
- Supervise and assist with daily/weekly cleaning of all common areas
- Power washing garage spring and fall
- Assist landscaping and snow removal crews to ensure property safety as needed
- Update supply inventory as needed to maintain the property
- Customer service includes professional, prompt, and courteous correspondence with homeowners as issues come up
- Develop an excellent working relationship with both the Property Management and BVT Board.
